Notably, the company remains debt-free and financially robust, with healthy cash flows fuelling aggressive expansion, a detail that matters to buyers who want assurance that a developer can fund and finish what it launches.
This latest sales figure builds on a steep growth curve. Just two fiscal years earlier, the company recorded sale of Rs 3500 crore in FY 2022-23 and was expected to double it to Rs 7,000 crore in FY24. The FY25 number of Rs 6,400 crore confirms that this aggressive trajectory has largely held, even as the company diversified across low-rise floors, high-rise towers, and now international branded residences. Looking at the bigger picture, the company has reported cumulative sales of over INR 24,000 crore within five years of operation, placing it among the fastest-growing real estate brands in NCR, with 12 projects launched across Gurugram and Noida, spanning low-rise communities, high-rise developments, luxury residences, branded residential offerings and high-street retail.
A large chunk of the FY25 momentum came from Smartworld's push into branded residences. The standout example is its Trump-branded project in Gurugram, developed in partnership with Tribeca Developers and The Trump Organization, the project achieved a complete sell out of all 298 residences on the very day of launch, recording sales worth ₹3,250 crore. Founder Pankaj Bansal called it a reflection of homebuyer aspiration, saying "The phenomenal response to Trump Residences is a testament to the aspiration for world-class living in India."
Building on that success and the strong FY25 numbers, Smartworld has now taken its biggest step outside Gurugram. After making a significant mark in the Gurugram real estate market, Smartworld Developers has announced its foray into Noida, marking a pivotal milestone in its strategic expansion. The company has acquired a 24,000 sq. mtr. (approx. 6-acre) land parcel in Sector 98, Noida, at a prominent location along the Noida Expressway, through an auction (bidding Rs. 414 cr). The upcoming mixed-use development will comprise premium, branded residences, high-street retail, and serviced homes, with an estimated sale value of over Rs. 3,000 crores. President of Sales & Marketing Ashish Jerath framed the move as strategic, noting: "Entry into Noida is a significant milestone for Smartworld Developers as we further strengthen our presence in the NCR region," highlighting Noida's rapidly evolving infrastructure and growing importance as a key real estate hub.
Alongside the Sector 98 land deal, Smartworld is also bringing its first dedicated Noida residential project to market under a global fashion tie-up. The first project, Smartworld Residences by Elie Saab in Noida, spans six acres and will feature approximately 650 residences, supported by an investment of Rs. 1,500 crore. This follows a similar branded launch in Gurugram, with the company noting that ELIE SAAB's first India residences by M3M and Smartworld debut in Gurugram and Noida, blending couture inspired design with luxury living, spacious homes, global craftsmanship, refined amenities, and timeless elegance.
For Gurugram-based homebuyers and investors watching Smartworld's growth, the numbers suggest a developer moving from a promising newcomer to an established NCR name. Jerath has linked this shift to a broader change in Indian buyer behaviour, explaining that "India is rapidly moving up the income curve and adding one of the highest numbers of millionaires globally. As seen earlier in markets like the US, Singapore and the UAE, rising affluence drives a natural shift, from meeting basic needs to seeking premium amenities and ultimately branded luxury... buyers now expecting international designs, hospitality-level services and globally recognised brands at home." With projects like Smartworld One DXP on Dwarka Expressway, Smartworld The Edition, Smartworld Sky Arc, and the sold-out Trump Residences already anchoring its Gurugram portfolio, the company's move into Noida with premium and branded formats signals where its next phase of growth is likely to come from.
For prospective buyers, the FY25 sales performance is a useful signal of demand and delivery credibility, but it's still worth doing standard due diligence: check RERA registration for any specific project, verify construction timelines, and compare per-sq-ft pricing across the Golf Course Road Extension and Dwarka Expressway micro-markets where Smartworld is most active before committing.
