The company has acquired a 24,000 square metre (approx. 6-acre) land parcel in Sector 98, Noida, at a prominent location along the Noida Expressway, through an auction, with the winning bid coming in at ₹414 crore.
The scale of ambition behind this entry is significant. The company said that the project will have a total development cost of ₹2,000 crore, with the gross sale value projected at over ₹3,000 crore. The upcoming mixed-use development will comprise premium, branded residences, high-street retail, and serviced homes, positioning Sector 98 as a fresh address for luxury living along one of NCR's busiest growth corridors. Industry watchers note the project is expected to create over 2,500 employment opportunities during its development and operational phases, adding meaningful economic activity to the local micro-market.
What makes this launch particularly noteworthy is the possibility of an international tie-up. Smartworld is in discussions with a leading global brand for a potential collaboration on the Noida project, aiming to raise the bar for luxury living and bring a never-before-seen global premium experience to the Noida market, according to the company. This isn't Smartworld's first rodeo with branded residences — the developer's Trump Residences Gurgaon marked Smartworld's first international branded collaboration and was completely sold out within hours of its launch, giving the company strong confidence in replicating that model in Noida.

For context, this expansion arrives on the back of a strong financial year for the developer. Smartworld Developers demonstrated strong performance in the previous fiscal year, recording sales bookings worth Rs 6,400 crore, signifying remarkable 60% annual growth, and the company remains debt-free and financially robust, with healthy cash flows fuelling aggressive expansion. To date, it has delivered approximately 6.5 million square feet of built-up area, with an additional 20 million square feet currently under various stages of construction — a track record that lends credibility to its Noida ambitions.
For homebuyers, this development matters beyond just another project launch. Sector 98 sits directly on the Noida Expressway, one of the most sought-after corridors in the region, offering easy connectivity to Delhi, Greater Noida, established IT and corporate hubs, and the upcoming Jewar International Airport.
