60% YoY sales growth fuels Smartworld's bold leap from Gurugram into Noida's skyline.

The Gurugram-based real estate brand clocked Rs. 6,400 crore in sales bookings for FY24-25, marking a remarkable 60% year-on-year growth. What makes this even more noteworthy is that the company achieved this scale while remaining debt-free, with its healthy cash flows fuelling an aggressive, well-capitalised expansion strategy rather than one built on leverage.
Founded in 2021 by Pankaj Bansal, Smartworld has moved fast. In just five years, the developer has reported cumulative sales of over INR 24,000 crore, launched 12 projects across Gurugram and Noida, and built a portfolio spanning low-rise floors, high-rise towers, luxury residences, branded homes, and high-street retail. The company has already delivered around 6.5 million sq ft, with another 20 million sq ft currently under construction, and carries assets under management of roughly Rs. 40,000 crore.
Gurugram remains Smartworld's stronghold, particularly along the Golf Course Road Extension corridor, where landmark projects like Smartworld Orchard, Smartworld Gems, Smartworld The Edition, and Smartworld Sky Arc have built the brand's reputation. The company also pushed into the Dwarka Expressway corridor with Smartworld One DXP, a premium residential project in Sector 113 offering 2.5 to 4.5 BHK homes with dual clubhouses and smart-home features.
The biggest headline this year, though, has been Trump Residences Gurgaon. Developed jointly by Smartworld Developers, Tribeca Developers, and The Trump Organization in Sector 69 on Southern Peripheral Road, the ultra-luxury project comprises twin 51-storey towers with 298 homes. The launch triggered an extraordinary market response — the project achieved a 100% sell-out on Day One with record sales of Rs. 3,250 crore. Since launch, per-square-foot prices have climbed from around Rs. 25,000 to Rs. 32,000 within just six months, reflecting sustained buyer confidence. Structural construction has now formally commenced after excavation was completed, backed by a Rs. 1,000 crore construction contract.
Beyond Gurugram, Smartworld has now made its long-anticipated entry into Noida. The company acquired a 6-acre land parcel in Sector 98, along the Noida Expressway, through an auction process for Rs. 414 crore. The upcoming mixed-use development will combine premium branded residences, high-street retail, and serviced homes, with an estimated sale value exceeding Rs. 3,000 crore against a planned investment of around Rs. 2,000 crore. The project sits along the Noida-Greater Noida Expressway with strong connectivity to South Delhi, Amity University, key IT hubs, and proximity to the upcoming Jewar International Airport.

The company has also confirmed a global design collaboration for its Noida push — SmartWorld Elie Saab Residences in Sector 98, a partnership with couture designer Elie Saab, spread across 6 acres with 496 residences across four towers, offering configurations from 1 BHK to 4 BHK.
This expansion arrives even as the broader NCR housing market shows mixed signals. According to PropTiger data, residential sales across Delhi-NCR saw a 21% year-on-year dip in Q3 of this calendar year. Smartworld's continued growth against that backdrop signals strong brand-led demand and positions the developer as one of the more resilient, fast-scaling names in NCR real estate — with the company reportedly weighing a public listing as part of its long-term growth roadmap.
