Inside Smart World's First Noida Project and Its Rs 6,400 Crore FY24-25 Sales Momentum
Smart World Developers, one of Gurugram's fastest-growing real estate brands, has stepped outside its home turf for the first time. Smartworld Developers has announced its entry into Noida, an important micro-market in the Delhi-NCR, acquiring a 6-acre land parcel in Sector 98 along the Noida Expressway through an auction process for Rs 414 crore. The move signals real intent, not just an experiment — the company is putting serious capital behind its NCR expansion.
On the land, the upcoming mixed-use development will comprise premium, branded residences, high-street retail, and serviced homes, with an estimated sale value of over INR 3,000 crore. The company will invest around Rs 2,000 crore to build this project, while the estimated revenue exceeds Rs 3,000 crore. That gap between investment and projected revenue is a strong early signal of the margins Smart World expects in Noida's premium housing segment.
While the December 2025 announcement kept the branding under wraps, saying "the company is in discussions with a leading global brand for a potential collaboration on the Noida project", that partnership has since taken shape as Smartworld Elie Saab Residences — a couture-inspired branded residential development on the same Sector 98 plot, offering 3 and 4 BHK homes designed with input from Lebanese fashion designer Elie Saab.
Ashish Jerath, President – Sales & Marketing at Smartworld Developers, framed the entry as a strategic milestone: "Entry into Noida is a significant milestone for Smartworld Developers as we further strengthen our presence in the NCR region. Noida's rapidly evolving infrastructure and its growing importance as a key real estate hub offer immense potential."
The Noida launch comes on the back of an exceptionally strong year for the company. Smartworld Developers clocked Rs 6,400 crore worth of sales bookings last fiscal year, a remarkable 60 per cent annual growth. Just as importantly, the company remains debt-free and financially robust, with healthy cash flows fuelling aggressive expansion. For homebuyers, a debt-free balance sheet paired with rapid sales growth is generally a reassuring sign of execution capacity rather than over-leveraged ambition.
Smart World's construction track record backs up the growth story. Gurugram-based Smartworld Developers has delivered around 6.5 million sq ft to date, and another 20 million sq ft is currently under construction. The company's branded-residence playbook has already proven itself in Gurugram — its landmark projects include Smartworld Orchard, Smartworld Gems, Smartworld The Edition, Smartworld Sky Arc, and the latest addition, Trump Residences Gurgaon, which marks Smartworld's first international branded collaboration and was completely sold out within hours of its launch. Zooming out further, founded in 2021 by Pankaj Bansal, the company has reported cumulative sales of over INR 24,000 crore within five years of operation, emerging as one of NCR's fastest-growing real estate brands with zero debt and 12 projects across Gurugram and Noida.
For homebuyers, the Sector 98 location matters as much as the brand tie-up. The plot sits directly on the Noida Expressway corridor, within easy reach of the IT and corporate hubs around Sectors 126–129, and is positioned to benefit from long-term connectivity upgrades including the upcoming Noida International Airport at Jewar. Combined with Noida's broader shift towards premiumisation — where branded, fully-managed luxury homes are increasingly preferred over standalone floors — Smart World's timing looks deliberate rather than opportunistic.
With construction contracts, land acquisitions, and brand tie-ups moving in quick succession, Smart World's Noida entry is worth watching closely over the next few quarters. Early bookings, tower launches, and RERA registration for the Sector 98 project will be the next milestones for prospective buyers tracking this development.
