Gurugram's fastest-growing developer just dropped a Rs 2,000 Cr bombshell on Noida Expressway.

(approx. 6-acre) land parcel in Sector 98, Noida, at a prominent location along the Noida Expressway, through an auction bidding Rs. 414 crore. It's the developer's first major footprint outside its Gurugram stronghold, and it's arriving with serious scale.
The plot will host what Smartworld is calling a lifestyle-first mixed-use address. The upcoming mixed-use development will comprise premium, branded residences, high-street retail, and serviced homes, with an estimated sale value of the development over Rs. 3,000 crores. On the retail front, the project is being positioned under the Smartworld Le Courtyard name — a premium high street retail project located in sector 98 alongside the Noida Expressway, designed as a modern lifestyle destination where shopping, dining and social experiences come together.
What's got the industry buzzing is the international angle. Smartworld is in discussions with a leading global brand for a potential collaboration on the Noida project, aiming to raise the bar for luxury living and bring a never-before-seen global premium experience to the Noida market, with further announcements expected soon. If it lands, this would be Smartworld's second branded tie-up after the runaway success of Trump Residences Gurgaon.
The timing isn't accidental. Smartworld's momentum remains strong, with Rs. 6,400 crore in sales for FY24-25, a remarkable 60% YoY growth, and the company remains debt-free and financially robust, with healthy cash flows fuelling aggressive expansion. That kind of balance sheet is what's allowing a young developer — founded only in 2021 — to make a Rs 414 crore land bet in a new city.
Smartworld's Gurugram track record backs the confidence. It has already established a strong presence in Gurugram, particularly along the high-potential Golf Course Road Extension, with landmark projects including Smartworld Orchard, Smartworld Gems, Smartworld The Edition, Smartworld Sky Arc, and the latest addition, Trump Residences Gurgaon, which was completely sold out within hours of its launch. The company has also pushed into the Dwarka Expressway corridor with its One DXP development. Zooming out further, the company's cumulative sales of over INR 24,000 crore within five years of operation place it firmly among NCR's fastest-scaling realty names.

Interestingly, this expansion is happening against a choppier broader market backdrop. Data from PropTiger indicates that sales across eight major cities dropped to 95,547 units in the third quarter of this calendar year, compared with 96,544 units during the same period a year earlier, while Delhi-NCR residential sales declined 21% to 7,961 units. Smartworld betting big on Noida while the broader NCR market cools suggests the developer sees premiumisation — not volume — as the winning play in this cycle.
For homebuyers and investors tracking the Noida Expressway corridor, this is a name to watch closely. The project is also expected to be a job creator on ground, with the project expected to generate employment opportunities for over 2,500 individuals during its development and operational phases.
