The developer has announced a new mixed-use project strategically located along the Noida–Greater Noida Expressway, marking its first major footprint outside Haryana's NCR belt. The upcoming mixed-use development will comprise premium, branded residences, high-street retail, and serviced homes. The estimated sale value of the development is over Rs. 8,414 cr.

The company also hinted at something bigger on the horizon: Smartworld is in discussions with a leading global brand for a potential collaboration on the Noida project, aiming to raise the bar for luxury living and bring a never before-seen global premium experience to the Noida market, with further announcements expected soon.
The rationale behind the branded push is rooted in shifting buyer psychology. As India moves toward higher income levels and rapidly adds to its affluent class, customer expectations are evolving just as quickly. With greater exposure to international travel and global trends through social media, homebuyers now look for the same amenities, design, and branded luxury they experience abroad, and what once felt aspirational has now become the norm.
Location was a deciding factor for Smartworld's Noida debut. Strategically located along the Noida–Greater Noida Expressway, the project enjoys a premium position in Noida's emerging branded corridor and offers seamless connectivity to South Delhi, the Noida Golf Course, Amity University, major IT hubs, and other commercial districts, with proximity to the upcoming Jewar International Airport further enhancing its appeal for both homebuyers and investors. This stretch of the expressway has quickly become one of NCR's most-watched micro-markets, with several developers positioning branded and ultra-premium inventory here in anticipation of airport-led growth.
The Noida entry comes on the back of strong financial momentum. Smartworld's momentum remains strong, with Rs. 6,400 crore in sales for FY24-25, a remarkable 60% YoY growth, and the company remains debt-free and financially robust, with healthy cash flows fuelling aggressive expansion. In Gurugram, it has already established a strong presence, particularly along the high-potential Golf Course Road Extension, with landmark projects including Smartworld Orchard, Smartworld Gems, Smartworld The Edition, Smartworld Sky Arc, and the latest addition, Trump Residences Gurgaon. Notably, Trump Residences Gurgaon marks Smartworld's first international branded collaboration and, notably, was completely sold out within hours of its launch. The developer has also been active outside Gurugram's core, having expanded its footprint along the Dwarka Expressway with Smartworld One DXP, an uber-luxury residential project.
The "global brand" teaser from the December announcement has since taken concrete shape. Smartworld has partnered with Lebanese haute couture house Elie Saab for a branded residential development in Sector 98, on the same Noida-Greater Noida Expressway stretch flagged in the original announcement, positioning it as the developer's flagship luxury address in the city. Industry watchers see this as a natural progression of Smartworld's playbook — replicate the branded-residence model that worked with Trump in Gurugram, and apply it to Noida's expressway corridor where land parcels, golf-course frontage, and airport connectivity offer similar scarcity value.
For homebuyers, the entry of a well-capitalised, debt-free developer with a track record of fast sell-outs adds a new, credible option to Noida's expressway skyline — one that blends housing, hospitality-style serviced units, and retail under a single address rather than treating them as separate asset classes. As Jewar airport construction progresses and the expressway corridor matures, Smartworld's Noida debut is likely to be watched closely as a benchmark for how branded mixed-use development plays out beyond Gurugram.
