Gurugram-based Smartworld Developers has officially stepped outside its home turf for the first time. Smartworld Developers on Thursday acquired a 6-acre land parcel in Sector 98, Noida through an auction, announcing its entry into the city's market. People in the know told Business Standard that the acquisition bid was made at Rs 414 crore.

The parcel, spread across roughly 24,000 square metres, sits at a strategic address. The land is situated in Sector 98 along the Noida Expressway, with the project's total development cost, including land and construction, being approximately Rs 2,000 crore, while its estimated revenue exceeds Rs 3,000 crore. This puts Smartworld's Noida bet firmly in the premium bracket, both in ambition and outlay.

According to the company itself, "We are planning a mixed-use development comprising premium, branded residences, high street retail and serviced homes," said Ashish Jerath, President for Sales and Marketing at Smartworld Developers. The developer is also chasing a marquee tie-up: Smartworld Developers is in advanced discussions to collaborate with one of the leading global hospitality and lifestyle brands on this project to create a premium residence experience in Noida.

Timing and delivery expectations are already taking shape. Jerath said they are expecting to launch this development within a month as approvals are under process, and the project is targeted to be delivered within four years. According to real estate consultant PropTiger data, housing sales across eight major cities fell to 95,547 units during the third quarter of this calendar year from 96,544 units a year earlier, while residential sales in Delhi-NCR decreased 21 per cent to 7,961 units from 10,098 units. Even against that backdrop, a well-capitalised, debt-free developer entering with a branded, mixed-use format signals confidence that premium NCR demand still has legs — and gives Noida homebuyers a genuinely new luxury option to track over the next few years.
