Smart World Developers Expands into Noida with New Mixed-Use Project on the Expressway
Smart World Developers, the Gurugram-based real estate brand known for redefining luxury living along Golf Course Road Extension and Dwarka Expressway, has officially entered the Noida market. After making a significant mark in the Gurugram real estate market, Smartworld Developers has announced its foray into Noida, acquiring a 24,000 sq. mtr. (approx. 6-acre) land parcel in Sector 98, Noida, at a prominent location along the Noida Expressway, through an auction bidding Rs. 414 cr.
The upcoming development is being positioned as a lifestyle-first, mixed-use address rather than a plain residential tower. The upcoming mixed-use development will comprise premium, branded residences, high-street retail, and serviced homes, with an estimated sale value of over Rs. 3,000 crores. The project's total development cost, including land and construction, is approximately Rs 2,000 crore. Beyond the numbers, the project is expected to leave a mark on local employment too — it is expected to generate employment opportunities for over 2,500 individuals during its development and operational phases.
What makes the Sector 98 address stand out is connectivity. Strategically located along the Noida–Greater Noida Expressway, the project offers seamless connectivity to South Delhi, the Noida Golf Course, Amity University, major IT hubs, and other commercial districts, with proximity to the upcoming Jewar International Airport further enhancing its appeal for both homebuyers and investors.
Commenting on the move, the company's leadership underlined the strategic intent behind the entry. Ashish Jerath, President - Sales & Marketing, said entry into Noida is a significant milestone for Smartworld Developers as it further strengthens its presence in the NCR region, highlighting Noida's rapidly evolving infrastructure and growing importance as a key real estate hub. Interestingly, the project may not stay a purely homegrown affair for long — the company is reportedly in discussions with a prominent global brand for a potential collaboration on the Noida project. That would echo the playbook Smart World used with its Gurugram launch, where its landmark projects include Smartworld Orchard, Smartworld Gems, Smartworld The Edition, Smartworld Sky Arc, and Trump Residences Gurgaon, which marked the company's first international branded collaboration and sold out within hours of launch.
The Noida bet comes on the back of a strong financial run. Smartworld's momentum remains strong, with Rs. 6,400 crore in sales for FY24-25, a remarkable 60% YoY growth, and the company remains debt-free and financially robust, with healthy cash flows fuelling aggressive expansion. Smartworld Developers has a substantial portfolio, having delivered around 6.5 million sq ft to date, with an additional 20 million sq ft currently under construction.
The timing is notable given a mixed broader market backdrop. Data from real estate consultant PropTiger indicates a slight dip in housing sales across eight major cities during Q3, with residential property sales in Delhi-NCR seeing a 21% decrease, dropping to 7,961 units from 10,098 units year-on-year. Even so, industry watchers see the entry of a well-capitalised brand as a positive signal — it may lead to increased competition among real estate developers in the prime Noida corridor, potentially benefiting homebuyers with more options and better amenities.
For homebuyers tracking the Noida Expressway corridor, this launch is worth watching closely. Formal RERA registration, tower plans, unit configurations, and pricing are expected to be announced in the coming months as Smart World firms up its debut Noida address in Sector 98.
