The Hinjawadi–Shivajinagar corridor, popularly called Pune Metro Line 3 or the Puneri Metro, has seen its opening date shift multiple times through 2025 and 2026, but the finish line is now genuinely in sight. According to Maharashtra CM Devendra Fadnavis's review, the Chief Minister has instructed the Pune Metropolitan Region Development Authority to expedite the completion of Pune Metro Line 3, targeting full readiness by March 2026, with PMRDA Commissioner Yogesh Mhase confirming that nearly 90% of the overall construction work has been completed.
The project has a track record of shifting deadlines. As one report noted, the completion target has already been revised several times, from initial deadlines earlier this year, then September and December 2025, and now March 2026. More recent updates point to a phased rollout, with operations now expected to begin on June 15 instead of the earlier planned May 31, and 12 of the 23 stations expected to be operational in the first phase following successful trial runs. Full operations across the network are targeted for later in the year, with reports indicating full operations across the remaining stations are expected by October, after which services will run along the entire stretch.
What makes this line significant isn't just its length. Pune Metro Line 3 runs 23.3 kilometres entirely on elevated track with 23 stations, starting at Megapolis Circle in Hinjewadi Phase 3 and passing through Wipro Phase II, Infosys Phase II, Shivaji Chowk, Wakad Chowk, Balewadi Stadium, Baner, and Shivajinagar before terminating at Civil Court. It is also a first for Indian metro delivery — it stands out as India's first metro network developed under a public-private partnership model, executed by Pune IT City Metro Rail Limited, a joint venture between the Tata Group and Siemens.
For homebuyers and investors, the real story is what this means for daily life and property values along the corridor. The commute math is dramatic: when Line 3 opens, the effective commute from areas like Kothrud or Shivajinagar to Hinjewadi drops from 60–90 minutes by road to 35–40 minutes by metro. This matters enormously given that Hinjawadi employs approximately 4.5 lakh IT professionals, most of whom currently factor commute time above almost everything else when choosing where to live.
The price impact is already visible. Property analysts tracking the corridor report that prices have risen 15-25% in the last year, with Hinjewadi showing the highest growth. Locality-specific estimates vary but tell a consistent story: Wakad could see property prices rise by nearly 12-18% as metro connectivity improves commuting convenience across western Pune, while Baner, with an average price of around ₹15,700 per sq ft, is likely to remain one of Pune's strongest premium housing markets, with an estimated appreciation of around 15-20% in metro-connected pockets. Balewadi isn't far behind, with an average price of ₹14,900 per sq ft and an expected appreciation of around 18%, especially in areas close to metro stations and commercial hubs.
Industry body data backs this up at a broader scale. Per Credai Pune, since 2021, premium home sales in key areas like Hinjewadi, Wakad, Baner, Balewadi, Tathawade, and Aundh have witnessed extraordinary growth of over 300%, and more specifically, proximity to a Metro station is now a key determinant in property valuation, with homes located within 500 metres of a Metro station seeing annual price appreciation of 10–25%.
On the ground, developers and buyers are already responding to the momentum. Market watchers note that new launches near the Hinjawadi Shivaji Chowk and Wakad Chowk stations are seeing 30% faster absorption rates than in 2024, as investors move from speculative land to ready-to-move-in 2BHKs, anticipating a surge in demand once the launch occurs. That said, buyers should factor in execution risk — this project has slipped before, and as one analysis cautions, Indian infrastructure projects consistently run beyond scheduled completion, and if Line 3's opening slips by 2 years beyond current estimates, the appreciation cycle extends accordingly.
For buyers evaluating western Pune right now, the takeaway is straightforward: the infrastructure premium is real, it's partly priced in already, and it will keep compounding as stations go live one by one through 2026. Homes within walking distance of a Line 3 station — whether in Hinjawadi, Wakad, Baner, or Balewadi — are positioned to benefit from both the commute upgrade and the demand shift that follows every metro launch in India's IT corridors.
