The long-awaited Hinjawadi–Shivajinagar Metro is likely to be inaugurated on 15th August, that is, Independence Day, bringing relief to lakhs of IT professionals and commuters who travel daily between Pune's largest IT hub and the city centre. For homebuyers and investors tracking Hinjawadi, Baner, and Aundh, this single event is turning out to be the biggest real estate catalyst West Pune has seen in a decade.
Pune Metro Line 3, also called the Puneri Metro, is an elevated metro connecting Hinjawadi to the city center Shivajinagar under the Mass Rapid Transit System, spanning 23.203 km with 23 stations, developed on the Public Private Partnership basis and awarded to the joint venture of TRIL Urban Transport Pvt Ltd and Siemens Project Ventures GmbH. It is also notable as India's first metro project built under the Design, Build, Finance, Operate and Transfer model, with the ₹8,313-crore project implemented by PMRDA through Pune IT City Metro Rail Limited, a joint venture of Tata Realty and Siemens.
The first phase of the corridor is what matters most to today's homebuyers. The Commissioner of Metro Rail Safety granted provisional authorisation on July 23 for passenger operations on the first phase of Pune Metro Line 3 between Maan and R. K. Laxman Museum (Balewadi). As of early August 2026, the first phase of the much-awaited Hinjawadi-Shivajinagar Metro Line 3 is ready to begin passenger operations with all statutory and technical approvals in place, though commuters are waiting on the state government's decision on the inauguration date, with PMRDA stating all technical hurdles have been resolved and the corridor is fully prepared for passenger services. This 13.3-km stretch alone will directly serve Hinjawadi, Wakad, and Balewadi before the line eventually extends toward Aundh and Shivajinagar.
The commute-time transformation is the real story for residents. Once fully operational, Puneri Metro Line 3 will significantly transform urban mobility by reducing travel time between Shivajinagar and Hinjawadi to nearly 45 minutes, compared to the current travel time of about 1.5 hours, resulting in over a 50% reduction in journey time. As PITCMRL CEO Anil Kumar Saini put it, "This metro corridor will redefine the way people travel across the city by providing seamless connectivity between city centre to the IT hub, two of Pune's most important economic and commercial centres."
The price data already reflects this shift. In Hinjewadi, Wakad, and Kharadi — the mid-premium IT-corridor addresses — these localities range from ₹7,000 to ₹14,000 per square foot, making them the most transactionally active price segment in the city. Analysts tracking the metro's effect note that properties within approximately 500 metres of operational or announced metro station locations have seen 15 to 20% appreciation over two years versus 8 to 10% for comparable non-metro properties.
Baner and Aundh, sitting closer to the corridor's central stretch, tell a similar story from a higher price base. Baner and Balewadi are already Pune's premium West market at ₹10,000–13,000/sqft, though these localities have less absolute upside from metro appreciation than lower-priced western clusters. Still, demand momentum is visible: Baner's average time-on-market for resale 2 BHK fell to 45 to 60 days in 2026 from 75 to 90 days in 2024, indicating rapid absorption in a market with tight premium inventory. Aundh, meanwhile, sits at ₹9,500–11,500/sqft, benefiting significantly from mid-corridor stations around the Parihar Chowk area, and rental yields there should improve from the current 2.5–3% range toward 3–3.5% post-opening.
The surge in appetite for these micro-markets isn't limited to price per square foot. Since the corridor's construction gathered pace, premium home sales in metro-adjacent neighbourhoods have risen by more than 300 per cent since 2021, particularly in the ₹1-2 crore category. That kind of demand shift explains why premium micro-markets like Hinjewadi, Baner, Aundh, and Balewadi have seen a significant surge in home sales since 2021.
For buyers weighing whether to enter now, the takeaway from market watchers is nuanced. The metro will improve rental yields by widening the tenant pool to include those who don't own a vehicle and will strengthen long-term price floors, though investors already in Baner will benefit more than new entrants, who need a minimum 7–10 year horizon for the metro uplift to fully materialise in sale price. With the first phase set to open around Independence Day 2026 and the remaining stations following through the rest of the year, Hinjawadi, Baner, and Aundh are entering a new chapter — one where daily commute pain finally starts converting into daily convenience, and where property decisions increasingly hinge on proximity to a metro pillar rather than just a highway exit.
