56 km, three cities, one game-changing corridor reshaping how NCR moves and invests.
Explore NowAfter decades on the drawing board, the Faridabad-Noida-Ghaziabad (FNG) Expressway is finally gathering real momentum, and it's giving the NCR real estate market plenty to talk about. The FNG Expressway is an under-construction greenfield 56 km long, 6-lane wide expressway that will connect Faridabad with Noida via the Noida-Greater Noida Expressway and Ghaziabad in Uttar Pradesh. IIT Roorkee designed the corridor with scalable infrastructure, prioritising long-term traffic demand and urban growth. For homebuyers and investors tracking Noida's expressway-adjacent micro-markets, this is one of the most consequential infrastructure stories unfolding right now.
The route itself is designed to bypass Delhi entirely. The FNG Expressway will cover 28.1 km in Faridabad, 8 km in Noida, and 20 km in Greater Noida, with a 700 m bridge over the Yamuna River linking Chak Mangroli in Noida to Faridabad, plus another 600 m bridge near Ma Amrita Hospital. On the Noida side, the segment starts near Sector 94, intersects Sectors 121, 122, 140, 143, 150, and ends at Sector 168, including elevated roads and connectivity with the Noida-Greater Noida Expressway. A short operational stretch already exists: a 6-7 km stretch from NH-24 to Sector 117 is already operational.
The most critical missing piece has been the Yamuna crossing. One major engineering highlight will be a new six-lane bridge over the Yamuna River, 600 metres long, linking Noida's Sector 168 directly with Sector 167A in Faridabad. Progress on this front picked up through 2025, with both states agreeing to share the cost of the Yamuna bridge equally, with construction led by the Haryana agency and the Noida Authority contributing 50% of the cost. On timelines, industry trackers now peg 2027 as the deadline for the project to become fully operational, with the Ghaziabad segment targeted for 2026 and the Faridabad stretch for 2027.
Why does this matter for property buyers? Because once complete, the commute math changes dramatically. By bypassing central Delhi routes, it's expected to reduce commute time by up to 50% and cut the Faridabad-Ghaziabad trip down to 45 minutes, from the earlier 2-3 hours. That kind of time saving typically translates into real demand for housing along the corridor, and the market is already reacting. Among the prime beneficiaries, Noida's Sector 168 stands out, with property prices in this sector having risen by over 70% in the last four years.
Industry voices back this trend. Sanjeev Singh, Managing Director of SKJ Landbase, has called the FNG Expressway a monumental step toward redefining NCR's real estate dynamics, noting that with direct access between three major cities and proximity to upcoming infrastructure like Jewar Airport, the corridor will witness a new wave of residential and commercial developments. Brokerage-side analysis points the same way: real estate experts confirm that with construction progress in full swing, property values in prime Noida sectors such as 168 and 150 have already recorded double-digit appreciation.
Ghaziabad and Faridabad are seeing a similar ripple effect. Areas like Crossing Republik, Raj Nagar Extension, Indirapuram and Siddhartha Vihar are poised to benefit from the FNG corridor, enjoying improved access to Noida and Faridabad and likely attracting further residential and commercial development. On the Haryana side, property prices in Faridabad are climbing rapidly as the city integrates more seamlessly into the NCR economy through the FNG Expressway.
Of course, the project hasn't been without delays. Originally proposed in 1989, the FNG Expressway was designed as a strategic decongestion route, but over the years, lack of coordination, unresolved land acquisition, and financial bottlenecks delayed progress. That said, the pace since 2025 has been noticeably different, with fresh joint efforts between UP and Haryana authorities to close out the remaining stretches.
For homebuyers evaluating Noida Expressway addresses today, the FNG story is a reminder that infrastructure-linked micro-markets tend to move early on anticipation, well before ribbon-cutting. Sectors like 94, 96, and 98 along the Noida-Greater Noida Expressway — already home to Smart World's upcoming residential developments — sit within the same growth belt that stands to gain from improved east-west NCR connectivity once the FNG corridor is fully operational.
