Couture design meets concrete: branded residences are rewriting India's luxury real estate playbook.

Global fashion houses, hotel groups, and design studios are lending their names — and their design DNA — to apartment towers across Delhi NCR, Mumbai, and Pune, and buyers are paying handsomely for the privilege. Globally, branded residence schemes are set to rise 19% year-on-year, from 764 in 2024 to 910 in 2025, with Asia Pacific supply up 55% over five years, led by India, Thailand and Vietnam. India now ranks 6th worldwide for live projects, at about 4% of global supply, and sits in the top 10 for pipeline.
The numbers behind the premium are striking. Industry-wide, branded homes are commanding a significant price premium, typically ranging from 30 percent to 50 percent higher than standard luxury properties. At Unity Group's Amaryllis project in Delhi, the gap is concrete and measurable: the pricing differential between branded and non-branded units illustrates how the premium plays out, with regular premium apartments priced at ₹26,000–27,000 per sq ft, while Versace-branded residences command ₹37,000–38,000 per sq ft, a premium of roughly 30–35 per cent. As one developer executive puts it, "that delta reflects higher specifications and amenities" — buyers today understand global benchmarks and are willing to pay extra for what they see as a trophy home. In Pune, the effect is even sharper: the Ritz-Carlton Residences Pune has already recorded price premiums of up to 75%, the highest in the country, largely because the city has so few globally credentialed luxury addresses.
Hospitality brands remain the backbone of this boom. Marriott's tie-up with Whiteland Corporation is a good example — at Westin Residences Gurugram, launched in July 2025, unit sizes range from about 2,700–4,400 sq ft, with starting prices of around ₹7 crore, and the project is scheduled for delivery around 2030. The pitch, according to Whiteland's own leadership, is that the partnership with Marriott International brings globally benchmarked service standards to what would otherwise be a conventional apartment tower. Four Seasons has been at this even longer — it remains the gold standard of branded residences in India, having pioneered the category with its Bengaluru project in 2015, and its Mumbai Worli tower — 41 homes across 64 floors — is now operational, with over 80% of units sold as of mid-2025.
What's unusual about India, though, is how much room fashion and design brands have carved out for themselves. Non-hotel brands hold 37% of India's market share, nearly double the 20% global average, while hotel brands dominate with 63% — significantly lower than the 80% hotel brand share seen internationally. This is exactly the space Smart World has moved into with Smartworld Residences by ELIE SAAB in Sector 98, Noida — a project built around a collaboration with the Lebanese couturier known for decades of red-carpet gowns. Spread across roughly 5.93 acres with four towers, the project brings couture-inspired architecture, private-elevator residences, and 24x7 concierge-style service to a segment of the market where, until now, fashion-branded addresses were largely limited to Gurugram's marquee towers. Prices for the project start from roughly ₹1.91–1.99 crore, positioning it as one of the more accessible entry points into India's branded-residence category compared with the ₹7-crore-plus tickets seen at some hospitality-branded towers.
The appeal for buyers goes beyond bragging rights. Branded developments typically bundle in hotel-grade services — housekeeping, concierge, engineering support, security and access to shared amenities such as spas and gyms — turning ownership into something closer to a managed lifestyle product than a plain apartment. Analysts also point to stronger long-term outcomes: price premiums of 30-40% typically come with stronger long-term capital growth, and hotel-style services reduce the burden of ownership while delivering exclusivity, and easier access to premium tenants, including expats and HNWIs, on the rental side.
None of this comes without caveats. Industry commentary is increasingly candid about the risks: blurred lines between residential and hospitality raise questions around RERA and approvals, execution risk means under-delivery can damage both developer and brand, and market saturation can make it harder to justify premiums in some micro-markets. Some market watchers go further, arguing that location and developer track record remain more critical than brand names for long-term appreciation. The lesson for buyers is straightforward — a recognisable name adds real value, but only when it sits on top of solid fundamentals: location, developer delivery history, and genuine service infrastructure, not just a logo in the lobby.
The long-term trajectory still points upward. India counted 85,698 high net worth individuals with assets exceeding $1 million in 2025, representing 6% year-on-year growth — a wealth base that keeps expanding the pool of buyers willing to pay for curated, brand-backed living. With 34 operational and planned branded-residence schemes across eight major cities as of 2025 and new fashion, design and hospitality tie-ups being announced almost every quarter, the branded-residence category looks set to remain one of the more closely watched corners of Indian real estate through the rest of this decade.
