The upcoming Noida International Airport at Jewar has triggered a sharp real estate price appreciation across the Noida housing market, with property values along the Yamuna Expressway corridor tripling in the last five years, with apartment prices nearly tripling between 2020 and 2025 while plot values have risen by an average of 1.5x, with select micro-markets witnessing up to 5x growth.
The report, titled 'Runway to Realty: How Noida International Airport is Reshaping Realty,' frames this as more than a passing rally. It highlights a structural shift from a peripheral, end-user-driven market to a high-growth real estate investment hotspot, with Sunita Mishra, Vice-President – Research & Insights at Square Yards, noting that before construction accelerated on the Jewar airport project, Noida's real estate market lagged behind other NCR markets due to delays and developer challenges, but with visible progress on the airport and supporting infrastructure, there has been a clear shift in market perception, with developers actively launching projects in high-impact zones to capitalise on the opportunity.
The scale of the project explains why sentiment has shifted so decisively. At the centre of this transformation is the Noida International Airport, a massive greenfield project spread over 5,000 hectares with an estimated cost of ₹30,000 crore, expected to handle up to 225 million passengers annually once fully operational, making it one of Asia's largest aviation hubs. Looking ahead, the report's forecasts remain bullish: it is projected that the prices of plots are to increase by around 28 per cent and apartments by 22 per cent in the next two years.
Much of that optimism now rests on solid ground rather than promises. Noida International Airport announced the commencement of commercial flight operations from 15th June 2026, with IndiGo operating the first flight, followed shortly by Akasa Air and Air India Express. This followed Prime Minister Narendra Modi's formal inauguration of Phase 1 on 28 March 2026. For a market that had spent years pricing in anticipation, the shift from a 'someday' airport to an operating one is a meaningful trigger for renewed buyer interest.
The gains aren't evenly spread across the corridor. In areas such as Chi 3, land values rose over ten times from Rs 1,200 per sq ft to Rs 12,950 per square feet in the last five years, while sectors such as 22D and Chi Phi delivered multi-bagger returns, with property rates rising over 400% in five years. Newer analysis points to the same hotspots gaining traction: high-impact micro-markets, including YEIDA Sectors 18, 20, 22D, 32, Sector 150, Greater Noida West, and Delta-Zeta, are gaining traction, driven by enhanced connectivity, expressways, and infrastructure upgrades.
The airport isn't acting alone. The surge in property prices along the expressway can also be attributed to the UER-II expressway, the development of YEIDA's industrial townships, logistics parks and the proposed Film City, all of which have repositioned the corridor as a strategic growth hub. Ground connectivity is catching up fast too: a new 74-km greenfield link road is being developed to connect the Ganga Expressway with Jewar Airport, with YEIDA acquiring around 740 acres of land from 16 villages for the project at an estimated cost of about Rs 4,000 crore. Separately, a planned Delhi-Jewar 8-lane expressway is expected to be completed by 2027.
So is it still worth buying in, given how much prices have already run up? Industry voices seem to agree the direction of travel remains upward, even if the pace cools. On the outlook for buyers, one property expert noted, "Property prices are likely to continue rising. The pace of growth may stabilise compared to the sharp surge in property rates seen in recent years, but the direction will remain upward. Therefore, it is wiser to buy or invest now rather than wait, as delaying will only result in higher costs in the future." Another developer executive added that the Noida region, including Central Noida, Greater Noida, and the Yamuna Expressway stretch, has outperformed many other markets, largely driven by major infrastructure projects, expanding commercial activity, and rising end-user demand, and that this momentum is part of a long-term growth cycle supported by strong fundamentals and limited supply in high-potential sectors.
For homebuyers tracking this belt, the takeaway is straightforward: an airport that was, for years, a line item on a masterplan is now operational, and the price data along its access corridor is starting to reflect that reality rather than speculation about it. It's also why the broader Noida market is attracting fresh developer attention, with Smart World's own entry into the region through Smartworld Residences by Elie Saab in Noida, spanning six acres with approximately 650 residences backed by an investment of Rs. 1,500 crore, signalling that established Gurugram-focused developers now see the Noida-Yamuna Expressway story as one worth being part of.
