Gurugram's fastest-growing developer plants its flag on Noida Expressway with a bold branded mixed-use debut.

The land is situated in Sector 98 along the Noida Expressway, with the project's total development cost, including land and construction, being approximately Rs 2,000 crore, while its estimated revenue exceeds Rs 3,000 crore.
This is not a token entry. The upcoming mixed-use development will comprise premium, branded residences, high-street retail, and serviced homes. In a rare move for a first project in a new city, Smartworld is also exploring an international tie-up: Smartworld is in discussions with a leading global brand for a potential collaboration on the Noida project, aiming to raise the bar for luxury living and bring a never before-seen global premium experience to the Noida market, with further announcements expected soon.

The timing is significant. Noida International Airport started commercial operations on June 15, 2026, a milestone that has already increased investor attention across the Yamuna Expressway corridor. While Sector 98 sits on the Noida-Greater Noida Expressway rather than the Yamuna Expressway itself, the airport's opening is reshaping sentiment across every Noida micro-market that feeds into the wider growth corridor, and Smartworld's entry is designed to ride that wave. Strategically located along the Noida–Greater Noida Expressway, the project enjoys a premium position in Noida's emerging branded corridor and offers seamless connectivity to South Delhi, the Noida Golf Course, and Amity University. The site also has proximity to key landmarks including IT corridors and the upcoming Jewar International Airport, with seamless links to the DND Flyway and arterial roads for daily commuters.

Data from PropTiger indicates that sales across eight major cities dropped to 95,547 units in the third quarter of this calendar year compared with 96,544 units a year earlier, while in Delhi-NCR, residential sales declined 21% to 7,961 units. That a well-capitalised, debt-free developer is choosing this moment to make a marquee entry into Noida signals confidence that the expressway corridor, boosted by the newly operational airport and upcoming infrastructure, is entering a fresh growth phase rather than slowing down.
