In a landmark move for India's luxury housing sector, Smart World Developers has joined forces with ELIE SAAB, the globally celebrated Lebanese-French haute couture house, to launch Signature Residences by ELIE SAAB in Noida — a project that brings fashion-house design sensibilities into residential architecture for the first time in this corridor. The Noida development, positioned in Sector 98 along the Noida-Greater Noida Expressway, is being developed alongside a parallel Gurugram chapter led by M3M India, together forming one of the largest branded-residence rollouts NCR has seen. As one industry report put it, this partnership is a concept still rare in the Indian market, applying couture-level attention to detail to residential towers.
The Noida project is planned to house around 200 branded residences across 3 and 4 BHK configurations, with unit sizes reportedly ranging from roughly 2,850 sq ft and upward, and starting prices in the region of Rs 9 crore. Every interior and shared space will carry ELIE SAAB Maison's design language, crafted in Italy in creative collaboration between Elie Saab and designer Carlo Colombo. The brand describes its home collection as spanning living and dining areas, bedrooms, kitchens, wardrobes, and décor, with residents given direct access to the ELIE SAAB Maison team to personalise interiors as part of ownership.
Elie Saab itself is no newcomer to global real estate. Founded in Lebanon in 1982, the house is one of the first international members of France's prestigious Chambre Syndicale, with flagship boutiques across Paris, London, Milan, Dubai, and Beirut. The brand already runs branded residences in 14 countries including Vietnam, London, Casablanca, and São Paulo, giving this NCR debut real global pedigree rather than a one-off licensing exercise.
On the Gurugram side of the partnership, M3M India will develop Signature Residences by ELIE SAAB inside Sector 111's Smart City Delhi Airport zone, within a curated 170-acre precinct that developers have positioned as an ultra-exclusive enclave for globally branded homes. That project will comprise around 300 four-bedroom units sized between 4,200 and 4,650 sq ft, with entry prices starting near Rs 15 crore. Speaking on the collaboration, M3M Group promoter Pankaj Bansal framed the tie-up as a response to how Indian luxury buyers are evolving, noting that developments in Gurugram and Noida raise the bar for how luxury homes are conceptualised in the country.
Combined, the Gurugram and Noida branded residences represent a significant capital commitment for both companies. Industry reporting has pegged the overall investment across both cities in the range of thousands of crores, with completion targeted around 2030 — a timeline that reflects the scale and customisation involved in delivering fully Elie Saab-furnished common areas and interiors rather than a standard high-rise build.
For homebuyers, the bigger story here is what branded residences typically do to resale value and rental demand. Branded residences are still relatively rare in India, and industry observers note they tend to appreciate faster because they combine luxury with exclusivity, translating into stronger rental yields and long-term price appreciation for investors, while end users get a lifestyle upgrade that ordinary high-rises can't replicate. Sector 98's Expressway location, proximity to South Delhi via the DND Flyway, and closeness to the Noida Golf Course further add to the investment case.
What this means practically for a prospective buyer: this is a couture-driven, ultra-premium category, not a mass-market launch. Ticket sizes start well above Rs 8-9 crore, unit counts are deliberately capped to preserve exclusivity, and possession is several years out given the 2030 delivery target. Buyers evaluating this project should treat it as a long-horizon luxury or investment purchase rather than an immediate move-in home, and should verify RERA registration, payment schedules, and final unit specifications directly with Smart World before committing.
As NCR's luxury housing market matures, moves like this signal a broader shift — from location and square footage as the primary sales pitch, to design pedigree and brand storytelling as the new currency of premium real estate. Whether Elie Saab's couture language successfully translates into livable, functional homes at scale will be the real test once the first towers rise in Sector 98.
