Western Pune's Paud Road corridor rides the Ring Road wave toward new price highs.

That timeline, combined with visible construction activity, is exactly the kind of signal that gets buyers and investors moving early.
The numbers behind the project explain why the corridor is getting attention. The MSRDC has confirmed that land required for the project will be acquired from villages at an expected cost of over Rs 2,600 crore, with landowners getting five times the prevalent Ready Reckoner Rates or the highest property transaction rate in the last three years. For the western stretch specifically, the planning stage is already behind it: the western section connecting Bhugaon to Hinjawadi and the Mumbai Expressway is expected to see substantial progress by 2027-2028, with land acquisition and DPR already completed, and MSRDC indicating the western arc is a priority segment due to IT corridor connectivity demands.
On the ground along Paud Road, this is already showing up in listing data. Flat prices in Paud Road are currently in the range of Rs 8,550-10,800 per sq ft, while land rates hover around Rs 4,500-9,500 per sq ft. More telling is the pace of change: flat rates in Paud Road have moved 4.1% in the last one year and 18.7% over three years, while land rates have jumped 25.8% in just the last year and 73.3% over three years. Land, which directly reflects future development potential, is clearly pricing in the Ring Road story faster than built-up apartment stock.
A few kilometres further out, Bhugaon shows the sharpest version of this trend. Bhugaon has moved from Rs 5,500-6,200 per sq ft to Rs 7,500-9,000 per sq ft for premium projects, and still offers a price point 40 to 50 percent lower than Baner and Wakad. Zoom out to the wider alignment and the pattern holds: properties within 2 km of the confirmed Ring Road alignment in western Pune have seen 20 to 35 percent appreciation since 2022. This is not isolated to one pocket — it's a corridor-wide re-rating.
The broader West Pune market backs this up with hard transaction data. From June 2025 to May 2026, Pune West recorded 8,503 registered sales transactions, with a gross sales value of Rs 8,872 crore, at an average registered rate of Rs 9,750 per sq ft. Pune West's 5.4 percent quarterly appreciation, supported by consistent demand across Baner, Wakad, Hinjawadi, Mahalunge and Bavdhan, reflects a market with both accessibility and pricing headroom. That combination of genuine transaction volume plus room to grow is unusual and is what separates this rally from pure speculation.
Industry veterans see this as a familiar pattern repeating itself. Prices typically rise fastest during construction, not after completion, and analysts note that early-stage investment — once land acquisition is finalized and construction visibly begins — tends to capture the steepest appreciation curve. As of the latest project update, the project is roughly 40% complete, with the western stretch through Hinjewadi, Chakan, Mulshi, and Urse furthest along. For Paud Road and Bhugaon buyers, that puts the corridor squarely in the window where price movement tends to be sharpest.
That said, momentum isn't a substitute for due diligence. RERA registration and verified land titles remain essential, especially in peripheral zones where speculative pricing can run ahead of actual construction progress. Buyers evaluating Paud Road or adjoining Bhugaon and Pirangut pockets should treat the Ring Road as a genuine long-term tailwind, not a guarantee — and should still check project-level approvals, builder track record, and actual site progress before committing.
Taken together, the DPR completion for the western arc, the visible construction activity, and the price data from Paud Road and Bhugaon all point the same way: western Pune's infrastructure premium is being priced in now, ahead of full commissioning. For homebuyers who value connectivity to Hinjawadi's IT campuses without Baner-Wakad price tags, this corridor is worth watching closely over the next 12-24 months.
