The Maharashtra government has finally cleared the long-pending upgrade of the Talegaon-Chakan-Shikrapur corridor, and it's arriving in tandem with the much-discussed Pune Ring Road - two projects that together are set to redraw how this belt connects to the rest of the city and the country.
In May 2025, the state cabinet gave in-principle approval to invest close to upgrade a 53.2 km corridor, the Talegaon–Chakan–Shikrapur road, on the build-operate-transfer (BOT) model, with the state cabinet giving in-principle approval to invest around Rs 39 billion for the project, which links the Pune–Chhatrapati Sambhajinagar and Mumbai–Pune national roads. The design itself is fairly ambitious: the Talegaon to Chakan stretch will see construction of a four-lane elevated road, while Chakan to Shikrapur will be widened into a six-lane highway, and the project will be executed on a Build-Operate-Transfer model, with land acquisition financed through an upfront amount allocated by the state government. NCP MLA Dr Amol Kolhe, who pushed hard for the sanction, noted that "Local unrest had been growing for years due to the delayed progress on the highway."
The corridor isn't a small patch job - it's currently one of the most congested stretches feeding Pune's auto and manufacturing belt. Traffic data cited by MSIDC put the load at a current traffic load of 40,839 PCU/day on this route, which explains why the state has fast-tracked bidding. By early 2026, tendering had progressed to the point where Ahmedabad-based infrastructure major Montecarlo Ltd emerged as the lowest bidder for both the Hadapsar–Yawat and Talegaon–Chakan–Shikrapur projects, with MSIDC in the final stages of completing tender formalities. Officials involved in the process expect construction activity to start within the next few weeks once work orders are issued, and separately, cabinet-level sources indicate construction timelines of two to two-and-a-half years once work begins.
The bigger picture gets even more interesting when you factor in the Pune Ring Road, which is being built in parallel. Construction on this 65-plus km western loop commenced in late 2024 and is expected to complete by May 2027. Crucially for anyone considering a home in this belt, the Ring Road is designed to directly benefit the Talegaon belt, connecting it to Hinjewadi IT Park, Lohegaon Airport, and PCMC without traversing city arteries - a huge relief for daily commuters who currently have no choice but to cut through congested inner-city roads.
Infrastructure momentum on this stretch isn't stopping at roads. In a move that could reshape the belt's job market, the Maharashtra government initiated plans in early June 2026 to develop a 1,100-acre industrial park near Talegaon, with defence manufacturing identified as the primary growth driver, expected to generate approximately 50,000 jobs. Given that the Pune-Maval corridor already houses precision engineering, electronics, and aerospace-ancillary manufacturers, this defence push adds another layer of stable, long-tenure employment to a region already anchored by Chakan MIDC's auto and manufacturing base.
On the ground, real estate observers are already flagging the belt as one to watch. Sector analysts point out that market experts project a cumulative appreciation of 25–30% in integrated Ring Road corridors over the next five years, and note that comparable peripheral zones have already recorded 12–20% price growth since the project announcement. Locally, Chakan and Talegaon leverage Pune's industry belt and are witnessing development as low-cost residential belts due to logistics and manufacturing employment, providing excellent options for capital appreciation.
Governance around execution has also tightened. State officials confirmed that Chief Minister Devendra Fadnavis has directed monthly reviews of permissions, land acquisition and construction progress to ensure better coordination between departments and quicker resolution of bottlenecks. Separately, plans are being examined for a metro extension in the wider region, with officials confirming that the feasibility of a metro line between Hadapsar and Loni Kalbhor is being examined, and Maha Metro has already approved a metro corridor of approximately 12 kilometres with a detailed project report prepared.
For homebuyers, the takeaway is straightforward: this is no longer a paper announcement. Tenders have been evaluated, a contractor has emerged as the lowest bidder, land acquisition funding is in place, and a parallel Ring Road is already under physical construction with a 2027 target. Anyone planning a purchase in the Talegaon-Chakan-Shikrapur belt over the next 12-18 months should watch construction milestones closely, since pricing in this corridor tends to move well ahead of actual road completion.
