In 2026, two infrastructure stories are doing exactly that: the long-awaited Pune Ring Road and the upgrades along the Pune-Nashik Highway. Together, they're turning what were once considered fringe locations into some of the most talked-about micro-markets in the Pune Metropolitan Region.
The headline project remains the Pune Ring Road itself. It connects six major highways — the Mumbai-Pune Expressway, and the Nashik, Solapur, Bengaluru, and Ahmednagar highways among them — cutting across more than 90 villages, and as of mid-2026 the project is roughly 40% complete, with the western stretch through Hinjewadi, Chakan, Mulshi, and Urse furthest along. Full completion across all phases is now targeted for late 2027, after earlier deadlines of 2026 slipped due to land acquisition delays, with the total project cost climbing to an estimated ₹42,000+ crore. On the ground, activities such as land-leveling, soil filling and bridge groundwork are underway in areas like Chakan, Hinjawadi, Khadakwasla and Khed, including initial excavation on the 5.87-kilometre tunnel planned near the Sinhagad foothills.
What makes this year's story different is that the Ring Road isn't moving alone. As one of the six highways the Ring Road will directly connect to, improvements along the Pune-Nashik route are compounding the effect: faster movement between Pune's northern suburbs (Chakan, Talegaon, Rajgurunagar) and Nashik is turning what were once considered peripheral industrial belts into serious residential and logistics investment zones. Chakan in particular — already an automobile and manufacturing hub — is increasingly discussed in the same breath as Hinjewadi and Wagholi when investors talk about "the next growth corridor."
The highway upgrades themselves are backed by real budget allocations. Sections including the Bhimashankar-Taleghar-Wada-Rajgurunagar and Junnar-Ghodegaon-Taleghar stretches are being expanded from intermediate lanes with paved shoulders to full two-lane configurations, with ₹2,349 crore in funds approved for the upgrade. At the Nashik end of the corridor, momentum is building too: a major stretch of the Nashik-Pune Highway is set to be widened from six lanes to ten lanes, with the road upgrade aimed at reducing traffic congestion and preparing Nashik for the upcoming 2027 Simhastha Kumbh Mela. The widening will focus on the busy Dwarka–Datta Mandir stretch, covering approximately 6.4 kilometres.
For homebuyers and investors, the numbers along both corridors are hard to ignore. Suburbs like Hinjewadi, Kharadi, and Wagholi have recorded annual price increases of approximately 12–18% since the Ring Road project announcement, with property consultants projecting a further cumulative rise of 15–25% by completion. Industrial and logistics demand is climbing just as fast — the Bhosari-Chakan-Ranjangaon industrial corridor has seen warehouse leasing volumes increase by 25% annually since 2024, with companies such as DHL and Blue Dart expanding their facilities near the Ring Road interchanges.
Pune has seen this pattern play out before. When the Mumbai-Pune Expressway opened, localities along its stretch saw property values rise by an estimated 20-40% within a few years, as travel time between the two cities dropped from four-plus hours to roughly two and a half, and the Katraj Bypass produced a similar effect for areas in south Pune. Real estate analysts tracking today's corridor expect a repeat: forecasts commonly cite 20-30% appreciation over three to five years for micro-markets along the Ring Road.
Local property consultants are already seeing the shift on the ground. As Ashok Mane, Property Consultant at Shree Sai Consultancy, puts it, "The IT-led city is witnessing real estate expansion across all zones." That expansion is no longer limited to the usual IT-hub suburbs — it's spreading north along the Pune-Nashik axis, where improved highway speeds are compressing commute times and unlocking land that was previously written off as too far from the city core.
For homebuyers, the practical takeaway is timing. Both projects are still under construction, which means current prices in emerging pockets like Chakan, Talegaon, and Rajgurunagar reflect pre-completion valuations rather than the post-connectivity premium these areas are likely to command once the Ring Road and the widened Pune-Nashik Highway are fully operational. Buyers evaluating options in this belt should factor in realistic completion timelines — late 2027 for the Ring Road — while also checking a project's RERA status, builder track record, and proximity to the actual interchange points rather than just the highway name.
