Metro connectivity is turning Hinjewadi, Baner and Wakad into Pune's next big investment corridor.

For years, Hinjawadi was the 'IT hub with the 2-hour bottleneck,' but that narrative is officially ending as the metro effect rewrites the price tags of western Pune. The 23.3 km Red Line (Line 3) has hit 94% completion, and the corridor's real estate is already repricing well before the first train runs commercially.
The rollout is happening in two stages. The first 11-km 'IT Stretch' from Megapolis Circle in Hinjawadi Phase 3 to Balewadi Stadium is slated for public inauguration in May 2026, addressing the highest density of IT commuters. The remaining corridor to Civil Court in Shivajinagar is expected to go live in July 2026, completing the link to the existing Aqua and Purple lines. Once fully operational, the effective commute from areas like Kothrud or Shivajinagar to Hinjewadi will drop from 60-90 minutes by road to just 35-40 minutes by metro.
The price impact is already visible in transaction data. Property prices in areas like Hinjewadi, Baner, and Wakad have risen up to 40% as Pune's expanding Metro network transforms real estate dynamics. According to Credai Pune, premium home sales in Hinjewadi, Wakad, Baner, Balewadi, Tathawade, and Aundh have grown by over 300% since 2021. More conservative, station-specific estimates still point to a sharp re-rating: areas within 500 metres of Metro Line 3 stations have seen 25-30% appreciation as construction has accelerated.
Breaking it down by locality, Hinjewadi is expected to witness around 15-20% property appreciation over the next few years, with the area now attracting long-term investors and premium homebuyers who once saw it purely as an IT-worker rental market. Wakad, where average prices stand near ₹12,350 per sq. ft., could see prices rise a further 12-18% as metro connectivity improves commuting convenience, drawing young professionals and upper mid-segment families who once saw it as only a budget alternative. Baner has moved even further up the curve — capital values here have breached the ₹14,500 per sq. ft. mark, supported by direct access to the Balewadi High Street ecosystem.
The scale of this shift is structural, not speculative. Hinjewadi employs approximately 4.5 lakh IT professionals, a significant portion of whom live in Baner, Balewadi, Kothrud and even central Pune precisely because commute time is the primary driver of residential location decisions for IT workers. With that commute set to shrink dramatically, demand is building on both ends of the line. This increases demand for residential supply near Hinjewadi stations, since living close to the IT park becomes more attractive, and near city-end stations, since living in the city now becomes viable for Hinjewadi workers.
PMRDA's own projections underline the wider economic impact. The Pune Metropolitan Region Development Authority has projected a potential asset value increase of ₹5,000-7,000 crore along the corridor. Analysts tracking the market note that rental returns are climbing alongside capital values — rental yields in Baner are the highest in the city, hovering around 4.5%, driven by senior IT management who prefer a 'walk-to-metro' lifestyle.
Not every signal is one-directional, though. Market watchers flag two risks worth weighing before buying purely on metro hype. Builders are aware of the metro effect, and an oversupply of new launches near metro stations could dampen per-unit appreciation even as overall demand increases — a dynamic most relevant in the Wakad and Punawale micro-markets, which are seeing significant new launch activity. Similarly, if road-widening projects on the Hinjewadi road or Baner-Balewadi High Street corridor proceed, the differentiation between metro-connected and non-metro-connected properties could narrow.
For buyers, the takeaway is timing. The 15-20% appreciation seen in Baner and Wakad over the last year is likely to stabilise into steady, long-term growth once trains are running, meaning the window to catch pre-operational pricing is closing fast. Whether you're eyeing a compact 2 BHK near the Wakad Chowk station or a premium address on Baner Road, the Hinjewadi-Shivajinagar corridor is now firmly in the spotlight for both end-users chasing shorter commutes and investors chasing the next leg of Pune's western growth story.
