PMRDA charts fresh metro corridors set to redraw Pune's property map.

With Line 3 nearing operations and Phase 2 corridors already cleared by the Union Cabinet, the Pune Metropolitan Region Development Authority (PMRDA) and Maha Metro are now mapping out the network's next big push — one that could bring rail-based transit to over 30 new stations across the city's fastest-growing suburbs.
The most immediate development is the commissioning of Line 3, the Hinjewadi–Shivajinagar corridor connecting Pune's largest IT employment hub to the city centre. According to recent project updates, the plan will open in two phases, with an initial batch of 12 stations targeted for commissioning first, followed by the remaining 11 stations entering commercial service later in the year. Once fully operational, this 23.3 km elevated line — built on a public-private partnership model and running high-capacity Alstom Metropolis trains — is expected to cut travel time between Hinjewadi and the city core dramatically, a corridor that currently absorbs some of Pune's worst traffic congestion.
Beyond Line 3, the Union Cabinet has already approved Phase 2 of the Pune Metro at an estimated cost of Rs 3,626 crore, covering the Vanaz–Chandani Chowk and Ramwadi–Wagholi extensions as logical continuations of the existing Vanaz–Ramwadi corridor. Officials note that these extensions will serve key IT hubs, commercial areas, educational institutions, and residential pockets, increasing the share of public transport and ridership across the network. The new corridors are also designed to integrate with Line 1 and Line 3 at the District Court interchange, creating a genuine multimodal transit spine through the heart of the city.
On the ground, PMC and Maha Metro officials have now moved into the design phase for four upcoming corridors, with over 30 additional stations under discussion. A recent joint meeting at the PMC headquarters focused on finalising station alignments, entry-exit points, and integration with the existing road network, with preliminary work already underway on the Swargate–Katraj underground stretch and the Vanaz–Chandni Chowk corridor, while construction on the Ramwadi–Wagholi and Khadakwasla–Swargate–Kharadi lines is expected to begin in the coming months. Separately, PMC has cleared two additional spur lines off the Kharadi-via-Hadapsar and Swargate-to-Khadakwasla corridors, with Pune Metro officials pushing for faster state-level approvals to keep the expansion on schedule.
The scale of ambition doesn't stop there. Maharashtra Chief Minister Devendra Fadnavis has stated that a 200-kilometre metro network will be developed in Pune in the coming years, considering the city's rapid growth, adding that instructions have been given to Maha Metro to prepare a comprehensive project plan for the expansion. He also noted that the Pune Metro is already seeing strong ridership, with around 2.5 lakh passengers travelling daily, rising to nearly 5.75 lakh during the Ganeshotsav period — numbers that underline just how quickly the city is embracing rail transit.
For homebuyers, this expansion isn't just an infrastructure story — it's a real estate one. Industry analysts tracking the western corridor point out that Line 3's opening will be a defining event for West Pune real estate, comparable in scale to the transformative effect the Mumbai-Pune Expressway once had on the city's property geography. Localities directly along or near the new corridors — Wakad, Punawale, Tathawade, Mahalunge, Baner, Balewadi, and Aundh in the west, and Wagholi, Kharadi, Hadapsar, and Chandani Chowk in the east — are already seeing heightened developer and investor interest as connectivity timelines firm up.
That said, experienced buyers are cautioning against chasing headlines alone. Before paying a so-called metro premium on any property, it's worth digitally verifying the actual walking distance to a finalised station, checking the project's zoning under the Draft PMRDA Development Plan 2041, and confirming land title records — since project alignments and station locations can still shift during the design and approval process. With multiple corridors now moving from paper to construction simultaneously, Pune's metro network is set to become one of the biggest long-term value drivers in the city's residential market over the next five to seven years.
