Noida International Airport takes off, and Yamuna & Noida Expressway homes are the new NCR

Prime Minister Narendra Modi inaugurated the first phase of Noida International Airport at Jewar in Gautam Buddha Nagar district of Uttar Pradesh, also laying the foundation stone of 40 acres of Maintenance, Repair and Overhaul (MRO) facilities. The airport has been developed at a total investment of around 11,200 crore, designed as a sustainable, net-zero emissions facility integrating energy-efficient systems. Commercial flights followed soon after, with IndiGo as the inaugural carrier on 5 routes, and Akasa Air joining a day later with 2 routes. Phase 1 capacity stands at 12 million passengers per annum, scaling to 70 MPPA by 2040.
Beyond passenger traffic, the airport is being built as a full-fledged logistics and MRO hub. NIA is also designed to be a cargo and MRO hub, with a multi-modal cargo terminal developed alongside Air India SATS nearing completion. Ground infrastructure is catching up fast too — the Faridabad-Jewar Expressway is expected to open in late 2026 to early 2027, though for now, there is no metro or RRTS connectivity, and no international flights at launch. Located right next to the Yamuna Expressway and just 75 km from Delhi, the airport sits at the heart of what is fast becoming NCR's newest growth corridor.
The real estate numbers back up the buzz. A Square Yards report titled "Runway to Realty" found that property values along the Yamuna Expressway corridor have tripled in the last five years, driven by the upcoming Noida International Airport at Jewar. Apartment prices have nearly tripled between 2020 and 2025, while plot values have risen by an average of 1.5x, with select micro-markets witnessing up to 5x growth. Sunita Mishra, VP – Research & Insights at Square Yards, explains the shift: "Before construction accelerated on the Jewar airport project, Noida's real estate market lagged behind other NCR markets due to delays and developer challenges. However, with visible progress on the airport and supporting infrastructure, there has been a clear shift in market perception. Developers are actively launching projects, particularly in high-impact zones, to capitalise on this growing opportunity."
This mirrors what industry veterans predicted years earlier. Back when the project first got clearance, CBRE's Anshuman Magazine had noted that the immediate positive impact would be felt in areas within a 30-40 km radius of the airport — the Yamuna Expressway, Greater Noida, and Noida. That prediction is now playing out in real time, with the report noting a structural shift from a peripheral, end-user-driven market to a high-growth real estate investment hotspot.
Smart World Developers has read this shift early. After building its name on Gurugram's Golf Course Extension Road, the brand made its first move outside the city with a landmark Noida entry. The company acquired a 24,000 sq. mtr. (approx. 6-acre) land parcel in Sector 98, Noida, along the Noida Expressway, through an auction bidding Rs. 414 crore. The upcoming mixed-use development comprises premium, branded residences, high-street retail, and serviced homes, with an estimated sale value of over Rs. 3,000 crores. Positioning is everything here — the project sits in Noida's emerging branded corridor with seamless connectivity to South Delhi, the Noida Golf Course, Amity University and major IT hubs, while proximity to the Jewar International Airport further enhances its appeal for homebuyers and investors. The move comes on the back of strong momentum, with Rs. 6,400 crore in sales for FY24-25, a 60% YoY growth, while the company remains debt-free and financially robust with healthy cash flows fuelling aggressive expansion.
For homebuyers, the takeaway is straightforward: the airport is no longer a 'someday' catalyst — it's operational, and the infrastructure and price momentum around it are already visible. That said, patience still pays off on connectivity — with metro links and the Faridabad spur still a year or two away, early movers along the Noida and Yamuna Expressways get in before the next wave of price correction upward. As cargo, MRO, and hospitality zones activate over the next 24 months, expect end-user demand to catch up fast with what has so far been a largely investor-led rally.
Bottom line: Jewar has gone from a slide in an investor deck to a functioning airport with flights taking off daily. For anyone tracking NCR real estate, the Noida and Yamuna Expressway belt just became a lot harder to ignore.
