NMIA starts flights, unlocking fresh connectivity and real estate momentum across the region.
Explore NowAfter more than a decade of planning, land acquisition battles, and construction delays, Navi Mumbai International Airport (NMIA) has finally gone from blueprint to boarding gate. Navi Mumbai International Airport, India's newest Greenfield airport, began commercial operations on Thursday. The airport began commercial flights on December 25, 2025, following its inauguration on October 8 by Prime Minister Narendra Modi.
The rollout has been deliberately phased. In the first month, NMIA operated for 12 hours between 8am and 8pm, handling 23 scheduled daily departures, managing up to 10 flight movements per hour. During the initial launch period, passengers benefited from services operated by IndiGo, Air India Express, and Akasa Air, connecting Mumbai to 16 major domestic destinations. Starting February 2026, the airport transitioned to round-the-clock operations, expanding to 34 daily departures to meet the increasing needs of the Mumbai Metropolitan Region.
The momentum has only accelerated since. The domestic network has grown to 46 destinations connected within the first seven months of operations, with more than 2.3 million passengers handled during the domestic phase between December 2025 and July 2026, and the airport now manages approximately 150 aircraft movements daily. A major milestone arrived mid-2026 when NMIA opened its doors to the world. International operations officially began on 15 July 2026, when Air India Express launched a direct route to Abu Dhabi, making NMIA the Mumbai Metropolitan Region's second international gateway alongside Chhatrapati Shivaji Maharaj International Airport. The facility is also targeting approximately 18 weekly freighter flights from day one, underscoring its role as a logistics hub.
Behind the scenes, the airport is a large-scale public-private undertaking. The Greenfield Airport spans approximately 1,160 hectares under a public-private partnership model, with Adani Airports Holdings owning 74 percent of the project and CIDCO holding the remaining 26 percent. Developed jointly by CIDCO and Adani Airports Holdings Ltd. at a cost of ₹196.5 billion ($2.22 billion), the airport aims to ease congestion at Mumbai's CSMIA and enhance connectivity across Maharashtra.
For homebuyers and investors, this is more than an aviation milestone — it is a real estate catalyst. Localities such as Ulwe, Panvel, Kharghar, and Dronagiri, long anticipated as future growth corridors on the strength of the airport promise, are now seeing that promise translate into functioning infrastructure. The airport has been one of the biggest drivers of the Navi Mumbai property story for years, and now that it's operational the effect is concrete rather than speculative. Faster air access typically draws corporate offices, logistics parks, and ancillary commercial development, which in turn lifts housing demand in the surrounding micro-markets — a pattern seen around most new-generation airports in India.
Passenger experience upgrades are also part of the story, with implications for the area's evolving urban character. Passenger processing includes Digi Yatra-enabled touchpoints for faster check-in and boarding, while conventional counters remain available for those preferring manual services, and retail and dining outlets have been selected to balance affordability with local tastes. As international connectivity expands beyond the initial Abu Dhabi route, industry watchers expect a wider mix of Gulf and Southeast Asian destinations to follow, further cementing Navi Mumbai's status as a self-sufficient urban node rather than a satellite of the older city.
For homebuyers evaluating Navi Mumbai versus other MMR pockets, the operational airport removes a major uncertainty that had kept some buyers on the sidelines. Infrastructure-linked appreciation tends to play out over a multi-year curve, and early movers in well-connected micro-markets near the airport corridor are positioned to benefit as retail, hospitality, and IT/ITES occupiers begin scouting the region in earnest.
