Faster airport access and shorter commutes are fueling fresh property demand along this corridor.
Explore NowNavi Mumbai's real estate map is being redrawn around a single line on CIDCO's transit blueprint: the extension connecting Pendhar to the Navi Mumbai International Airport (NMIA). With NMIA's commercial operations already underway, the metro link that will feed passengers and residents into the airport zone has become the most closely watched infrastructure story in the region this year.
The first piece of this puzzle is Metro Line 1A, a 3.02-km extension from Pendhar to the Navi Mumbai International Airport, with a key interchange at Sagarsangam. This stretch will plug directly into the existing Belapur-Pendhar corridor, which was inaugurated on 17 November 2023 as an 11.1 km section with 11 stations. Riders on that original line already know its rhythm: fares range from a minimum of ₹10 to a maximum of ₹30, with trains running from 6:00 AM to 10:00 PM at intervals of 10 minutes during peak hours and 15 minutes off-peak.
The bigger transformation, however, comes from Metro Line 2. Maharashtra has cleared a 14.07 km corridor connecting Pendhar to NMIA Terminal 4 through 11 stations, expected to serve the rapidly developing airport influence zone and provide improved access to the MIDC area. Once operational, this line will also connect with the Kalyan-Taloja Metro Line 12 at Amandoot Station near Taloja, extending metro connectivity to eastern parts of the Mumbai Metropolitan Region. Put together with the running Line 1, CIDCO's plan will create a continuous metro network of nearly 28 km stretching from Sagar Sangam to Navi Mumbai International Airport, a network that is expected to eventually handle close to 12 lakh passengers a day.
A third, longer-horizon project sits alongside these two: Metro Line 8, the so-called Gold Line. This corridor is planned to connect Mumbai's Chhatrapati Shivaji Maharaj International Airport with NMIA, with the state approving the 34.9-km line at an estimated Rs 22,862 crore. It will run underground between CSMIA and Chedanagar before turning elevated toward NMIA, passing key areas like Kurla, LTT, Mankhurd, Vashi, Nerul and Belapur, effectively giving Mumbai its first direct metro-to-metro airport interchange.
For commuters, the practical difference is already visible in road traffic patterns even before the metro extension opens. One resident's recent airport run illustrates the shift underway: a Vashi-to-NMIA cab ride that reached the kerb in 22 minutes, and was airside with a hot vada pav by 6:25 AM, compared with journeys that used to demand a pre-dawn start toward Mumbai's older terminal. Once the metro extension is functional, that same trip is expected to be even faster, cheaper, and far less weather-dependent than a road journey via the Sion-Panvel highway or the Atal Setu.
Property markets along the corridor are responding well ahead of the metro's actual completion — a pattern seen with almost every metro announcement in the MMR. Localities directly on the alignment stand to gain the most: CBD Belapur, Kharghar, Taloja, Pendhar, Kalamboli, Roadpali, and Kamothe are all flagged as beneficiaries of the improved connectivity. Taloja, in particular, is drawing attention because it sits at the crossroads of the operational metro, the Taloja MIDC employment belt, and the upcoming airport — brokers in the belt already cite the metro and airport as the two biggest price drivers for the micro-market.
Smart World's residential project in this belt, Smart World Mumbai in Taloja, is positioned to benefit from exactly this shift. Spread across roughly 25 acres with 2, 3 and 4 BHK homes built around a 9-hole golf course, the project sits close enough to the airport corridor that residents commuting toward NMIA or the wider MMR business districts will find their travel windows shrinking as Line 1A and Line 2 come online in phases. For homebuyers evaluating Navi Mumbai right now, the message from this round of infrastructure news is straightforward: the Pendhar-NMIA link isn't just an airport project — it's the connective tissue that will decide which Navi Mumbai neighbourhoods lead the next price cycle.
