Navi Mumbai's new airport is live, and Taloja, Panvel, Ulwe are booming.
Explore NowAfter more than a decade of delays, land disputes and engineering hurdles, the Navi Mumbai International Airport (NMIA) is no longer a project on paper — it's open and flying. The airport was formally inaugurated by Prime Minister Narendra Modi on 8 October 2025, and NMIA was inaugurated on 8 October 2025 and began commercial domestic operations from 25 December 2025. The very first arrival was the Navi Mumbai International Airport (NMIA) began operations, with the first flight, operated by IndiGo, flight no. 6E460, travelling from Bengaluru, landed at the Navi Mumbai International Airport at 8 am, setting off what has quickly become one of the most closely watched infrastructure stories for the entire Taloja-Panvel-Ulwe belt.
The ramp-up since that first landing has been steady. In the first month, NMIA operated for 12 hours - between 8am and 8pm - handling 23 scheduled daily departures, managing up to 10 flight movements per hour. That changed quickly: starting February 2026, the airport transitioned to round-the-clock operations, expanding to 34 daily departures to meet the increasing needs of the MMR. By mid-2026, the numbers had scaled up dramatically, with the airport recording 46 domestic destinations connected within the first seven months of operations, handling more than 2.3 million passengers during the domestic phase, and currently managing approximately 150 aircraft movements daily.
The next big milestone landed on 15 July 2026, when Navi Mumbai International Airport commenced its first international passenger service, with Air India Express operating a direct flight to Abu Dhabi, with the three-times-weekly service establishing a new international gateway for the Mumbai Metropolitan Region. Aviation officials are now targeting a fuller international rollout, with the airport targeting full international service by the winter schedule starting 25 October 2026 — a timeline homebuyers in the corridor should watch closely, since every new international route tends to add fresh momentum to nearby residential demand.
Connectivity is the real story for Taloja, Panvel and Ulwe residents. The airport sits at Ulwe on roughly 1,160 hectares, and its biggest practical advantage is connectivity: it links directly to the Mumbai Trans Harbour Link (Atal Setu), the Sion–Panvel Highway, and the developing Navi Mumbai Metro. Right now, residents can reach the terminal by metro via Navi Mumbai Metro Line 1, which connects CBD Belapur to Pendhar, followed by an NMMT A-3 AC shuttle from Belapur to the airport. Looking further ahead, Mumbai Metro Line 8 (Gold Line) will directly link CSMIA to NMI with a 40–45 minute journey, targeted for 2029, which will eventually knit both Mumbai airports into a single commute network for the entire MMR.
This operational momentum is already showing up in property data. Nodes closest to the airport and the Atal Setu corridor — Ulwe, Dronagiri, Panvel and the surrounding belt — have seen sustained interest and price appreciation, driven by the combination of genuine connectivity and the jobs an operational airport and its surrounding development bring. Panvel in particular has seen sharp gains, with property prices climbing steadily, somewhere around 20% to 25% on the back of Atal Setu connectivity. Land values near the terminal have moved even faster — plot prices near the airport have surged 93%, trading at ₹80,000-₹85,000 per square yard. As Ulwe prices climb, the ripple effect is spreading outward: Taloja and Karanjade represent the next wave, attracting buyers priced out of Ulwe as property rates there continue to rise.
For homebuyers evaluating Taloja specifically, this is exactly the kind of infrastructure tailwind that shapes long-term value. Smart World's residential project in the node, Smart World Mumbai, is positioned to benefit directly from this shift — it's located in Taloja, Navi Mumbai, offering ultra-luxury 2, 3 & 4 BHK smart homes with a 9-hole golf course, 5-tier security, and 25 acres of green living, located 25 mins from the upcoming International Airport. As metro connectivity deepens and international traffic scales up, Taloja's positioning as an accessible, greener alternative to pricier Ulwe becomes more relevant every quarter.
Looking ahead, the airport's designed capacity gives a sense of how much runway this growth story still has. Developed as a greenfield airport project, NMIA is being built in multiple phases and is expected to eventually handle up to 90 million passengers annually, up from its initial 20-million-passenger phase. Market watchers are already pricing that scale-up in: the consensus among market observers is that Navi Mumbai property rates will continue appreciating at 10–20% annually through 2027, with the sharpest residential gains concentrated in Ulwe and Panvel as the airport's economic ecosystem matures. For anyone tracking Taloja, Panvel or Ulwe as a home or investment, NMIA's steady climb from a single daily flight to a full international gateway is the single biggest variable to keep watching.
