NMIA goes global with new international flights, powering up Navi Mumbai's next big property boom.
Explore NowThe wait is finally over. Navi Mumbai International Airport (NMIA), inaugurated by Prime Minister Narendra Modi and operated by Adani Airport Holdings in partnership with CIDCO, has moved from a decade-long promise to a fully working aviation hub. The airport was formally inaugurated in October 2025, domestic flights have been operating since late December 2025, and international operations are set to begin in July 2026. True to that timeline, international operations officially began on 15 July 2026, when Air India Express launched a direct route to Abu Dhabi, operating three times a week.
The scale-up has been rapid. Since its inception, NMIA has witnessed remarkable growth in operations, increasing from handling approximately 5,000 passengers daily in December 2025 to now accommodating over 22,000 passengers and nearly 160 flight movements every day. On the domestic front, the airport built its domestic network, handling over 2.3 million passengers and connecting to 46 destinations in fewer than seven months. CIDCO has also flagged what's coming next: Navi Mumbai International Airport will begin international flight operations from May 2026, CIDCO's Vijay Singhal said, with around 35 international flights expected daily. Infrastructure is scaling in tandem, as work on the second runway at NMIA is currently underway, while plans for a third runway have already been initiated, which is expected to push total annual passenger handling capacity to around 13.5 crore.
For homebuyers, the real story is what an operational airport does to the ground beneath it. According to JLL, for over a decade, NMIA was little more than a promise on real estate brochures, but that changed with its October 2025 inauguration and December 25, 2025 commercial launch. The ripple effect isn't confined to the airport gates either: the impact has spread across the entire corridor, extending from the terminal to clusters like Ulwe, Panvel, Kharghar, Taloja, Karanjade, New Panvel and Dronagiri, with the effect most acutely seen in the residential segment.
The numbers back this up. While average prices in Navi Mumbai climbed steadily by about 27% over five years, airport-proximate pockets such as Ulwe and Panvel have shown even sharper growth. Some corridors have moved even faster: property prices in the Panvel region have jumped 74% since 2021, with the airport boom accelerating appreciation significantly. Analysts see this continuing rather than cooling off, with experts estimating residential property values may appreciate by 10–15% over the next 2–3 years in these zones.
Connectivity upgrades are compounding the airport effect. Beyond the runways themselves, Metro Line 8 is a 35-km corridor improving connectivity and justifying property valuations, while the MTHL (Atal Setu) is reducing commute time and expanding the buyer base from Mumbai. Job creation is following the infrastructure too, with NMIA employment expected to generate 4 lakh direct jobs, creating sustained housing demand.
That said, the market is behaving like a mature one, not a speculative bubble. A Q1 2026 market read notes that unsold inventory in Navi Mumbai dropped 24% YoY, NMIA is operational 24×7 since February 2026, and analysts project 8–12% annual appreciation in the airport-influence zone for 5–7 years. Even amid a rush of new launches, Cushman & Wakefield's Q1 2026 report flagged Navi Mumbai among cities with quarterly price declines, framing it as healthy price normalization following an earlier upcycle. In other words, buyers who missed the first wave of appreciation still have a genuine entry window, but it's closing as flight schedules and connectivity keep expanding.
For anyone evaluating a home in this corridor, the airport's operational status changes the calculus. This is no longer a 'wait and watch' infrastructure story; it's a live, functioning gateway shaping commute times, job access and international connectivity right now. Projects positioned within the airport's immediate catchment - places like Taloja, Ulwe and Panvel - stand to benefit most directly as flight frequency, cargo movement and business travel continue ramping up through 2026 and beyond.
