Branded developers reshape NCR's premium residential market with record launches.
Explore NowDelhi-NCR's premium residential market is entering a structurally stronger growth phase, with housing sales in the region rising 30 per cent year-on-year in the first quarter of 2026. The momentum reflects a fundamental shift in buyer priorities and developer strategy across India's most dynamic real estate region.
Homes priced above Rs 1 crore account for nearly 71 per cent of all residential transactions in the region, signaling a decisive market tilt toward value over volume. Builders are chasing the segment that is still selling, which is the ₹2 crore and above bracket, rather than flooding the market with mass housing that moves slower. This premiumisation reflects both changing buyer demographics and a strategic recalibration by developers.
Branded developers have emerged as the dominant force. NCR's residential market is entering a new phase, led by the rising presence of national developers. Between 2022 and Q1 2026, leading national developers launched more than 15,000 residential units, reflecting a clear shift in buyer expectations, with purchasers placing greater value on timely delivery, stronger governance, superior amenities and execution trust. In the NCR launch share, Godrej Properties accounted for 47%, followed by Prestige Group at 27%, Sobha Ltd at 10%, and others at 16%.
Infrastructure and lifestyle are now inseparable. Driven by non-resident Indians (NRIs) and globally mobile professionals, the premium housing market has undergone a major shift toward lifestyle calibration. Developers across Gurugram, Dwarka Expressway, and Noida are redesigning residential projects around the high-service, integrated environments seen in global hubs like Dubai, Singapore, and London. Financially secure homebuyers are looking for better living standards, larger homes and well-planned communities rather than just owning a property. Improving infrastructure, particularly in Delhi-NCR, has opened up new growth corridors, prompting developers to increasingly focus on premium residential projects.
Price momentum remains robust. Delhi-NCR luxury housing prices increased 72% from around Rs 13,450 per sq ft in 2022 to over Rs 23,000 per sq ft in 2025, alongside a 19% year-on-year capital value jump. Gurugram has overtaken Mumbai in the sale of ultra-luxury homes priced at Rs 10 crore and above in 2025, with sales of high-end homes surging 80 per cent year-on-year to Rs 24,120 crore.
For prospective buyers navigating this market, 2026 offers stability, with incomes rising and EMIs stabilizing—potentially the most balanced entry point into the housing market in the last five years, especially in the high-growth corridors of Gurugram. The transition to branded residences and premium-focused supply isn't a temporary trend; it reflects a maturing market where developers and buyers alike prioritize long-term value over short-term speculation.
