National players now dominate NCR's premium housing landscape
Explore NowNational developers have quadrupled their market share in Delhi-NCR from 3% in 2022 to over 13% by the end of 2025, marking a structural shift in how homebuyers approach property investment. Players such as Godrej Properties, Prestige, Sobha and the Shapoorji Pallonji Group have increased their presence in a region historically dominated by local developers.
The numbers tell a dramatic story. In 2025, nearly 8,100 units were launched by national players out of 61,775 total units across the entire region, with over 15,130 units collectively launched across 30 residential projects between 2022 and Q1 2026. Gurugram remains the most preferred destination, accounting for 47% of the total new supply in NCR by these national players, followed by Ghaziabad with 27%.
What's driving this seismic shift? Infrastructure plays a critical role. Major infrastructure projects such as the Dwarka Expressway, Noida International Airport and metro expansions have reshaped connectivity and unlocked new residential corridors with long-term potential. But the real story is buyer behavior. Increasing participation from non-NCR developers reflects the market's increasing institutionalisation, as well as homebuyers' growing preference for trusted brands with strong execution capabilities.
Buyers are placing greater value on timely delivery, stronger governance, superior amenities and execution trust. Buyer preferences are shifting toward credibility and execution, with branded developers gaining share especially in the premium segments where buyers can depend on timely delivery, quality, and trust. This marks a departure from the speculative investment mindset that once defined NCR real estate.
The luxury segment is where this transformation is most visible. There is a clear structural shift in buyer preference toward branded, high-quality housing, particularly in the luxury and premium segments, benefiting developers who can demonstrate reliable execution capabilities and financial stability. Buyers today are willing to pay a premium for quality construction, superior design, timely delivery, and the assurance that the project will be completed as promised.
Globally-exposed buyers are raising the bar even higher. Buyers are evaluating projects through an international lens, comparing Gurugram projects with Dubai Marina, Canary Wharf or Singapore's integrated residential districts, changing design expectations completely, with wellness infrastructure, hospitality-led services, spatial openness and predictability in delivery becoming central to decision-making.
NCR's growing appeal is being driven by rapid urbanisation, increasing demand for branded residential developments, and a continuously expanding corporate ecosystem, with these trends gaining further momentum after COVID-19. As the market matures, one thing is clear: the age of unbranded, speculative real estate in NCR's premium segment is over. Quality, trust, and execution capability are now the currency that matters.
