IMT Manesar spans over 1,750 acres and houses 400+ industrial units including Maruti Suzuki, Hero MotoCorp, Mitsubishi Electric, and DENSO, generating over one lakh jobs and creating sustained housing demand. Similar to how Golf Course Road and SPR changed over the past ten years, IMT Manesar is gradually becoming an independent urban node, and this change reflects the transformation of Gurugram's well-known thoroughfares, such as Dwarka Expressway, Southern Peripheral Road, and Golf Course Road—once peripheral, now premium.
The buyer profile backs this up. Professionals in Manesar's industrial and logistics ecosystem are increasingly choosing to live closer to their places of employment as infrastructure speeds up, with entrepreneurs, mid- and senior-level industrial professionals, and second-home buyers seeking value growth in a developing corridor driving demand. Industry voices echo the same optimism — Pushpender Singh, Founder & MD of JMS Group, notes that IMT Manesar is no longer just an industrial destination — it is emerging as a vibrant residential ecosystem driven by infrastructure, employment, and connectivity.
Government initiatives are adding further momentum. Haryana Chief Minister Nayab Singh Saini recently declared that the state government's proposal for a 500-acre amusement and entertainment complex in Manesar puts the NCR on track to become the site of India's first theme park in the style of Disneyland — a project expected to draw footfall and boost the area's profile well beyond its industrial roots.
Developers have taken note. The entry and expansion of reputed developers underline Manesar's growth trajectory, with large integrated townships, high-rise apartments and low-rise floor developments now coming up across Sectors 9, 10 and 11. Among them, SMART WORLD has established a strong footprint in the corridor with residential offerings inside the 150-acre Gurgaon International City (GIC) township, catering to the growing base of homebuyers who want proximity to their workplace without giving up modern lifestyle amenities.
For homebuyers, the takeaway is straightforward: Manesar today offers an early-mover price advantage compared to established Gurugram micro-markets, backed by real industrial demand, upcoming rail and metro links, and a widening basket of housing options — from high-rise apartments to independent floors. As infrastructure catches up over the next two to three years, this corridor is positioned to follow the same appreciation curve that transformed Dwarka Expressway and Golf Course Road before it.
