Metro Line 4, road widening, and tunnel reshape Thane's mobility landscape
Explore NowThane's infrastructure story is accelerating with Metro Line 4 Phase 1 scheduled to launch commercial operations by end of December, covering the northern segment along the heavily congested Ghodbunder Road corridor. The initial operations will run between Gaimukh and Vijay Garden, serving four major elevated stations: Gaimukh, Owale, Kasarvadavali, and Vijay Garden. For daily commuters, the metro will slice travel times by up to 75%, helping residents completely bypass infamous bottlenecks like Teen Hath Naka and Kapurbawdi.
The MMRDA is transforming the arterial route into a 7+7-lane concrete corridor with a Rs 5 billion upgrade aimed at eliminating chronic traffic congestion. The widening will involve expanding the road from its current width, incorporating service lanes, and improving intersections to facilitate smoother traffic movement, with the Thane Municipal Corporation having outlined this project to address long-standing traffic woes faced by commuters on this busy route. The TMC has assured that the work will be carried out in phases to minimise disruption to traffic.
The game-changing element is the Thane-Borivali Twin Tunnel, a 11.84 km project linking Ghodbunder Road in Thane with the Western Express Highway in Borivali, with a substantial section passing underground beneath Sanjay Gandhi National Park. The main tunnelling phase is anticipated between 2025 and 2027, with an expected completion date around 2028, and Tunnel Boring Machine 'Nayak', standing over 13 metres tall, is poised to begin its excavation from the Thane site. Once operational, the tunnel is projected to reduce travel time between the two locations to just 10-15 minutes.
These developments are already reshaping real estate sentiment. By 2026, Kasarvadavali has become a major hotspot as it's a major terminal point for Metro Line 4, with rental demand at the highest and property appreciation reaching 6.5% last year. Property prices within a 1 km radius of metro stations have seen a 15-20% jump in the last 2 years, and this is expected to increase further. With property prices ranging from ₹5,100 to ₹22,100 per square foot and rental yields of 3-4%, it offers an attractive investment proposition for both capital appreciation and rental income.
For investors and homebuyers, timing matters. Phasing is the crucial detail: in the near term, micro-markets closest to the first operational stations on the Gaimukh–Kasarvadavali stretch stand to gain the most. Price appreciation of about 2% has been witnessed in the last 6 months in Ghodbunder Road, signalling the beginning of a broader upswing driven by these infrastructure milestones. The convergence of these three projects—metro connectivity, expanded road capacity, and a bypass tunnel—creates a compelling case for Ghodbunder Road as Thane's next growth corridor.
