According to the MagicBricks PropIndex report for Q2 2025, between Q2 2023 and Q2 2025, the city has recorded a 67% surge in the average prices of residential properties. That's not a typo — it's the sharpest two-year jump the city has seen in recent memory, and Dwarka Expressway is right at the centre of it.
The numbers tell the story clearly. In the April–June quarter of 2025, properties in Gurugram were selling at an average rate of ₹16,186 per square foot — marking a sharp rise from ₹9,718 per square foot in Q2 2023. Zoom into the Dwarka Expressway micro-market specifically, and the numbers get even sharper — Dwarka Expressway, in particular, has outperformed other locations, recording an average rate of INR 16,600 per sq ft. Other hot pockets like Golf Course Road Extension, Sohna Road, and New Gurugram are riding the same wave, but this corridor is clearly setting the pace.
So what's actually driving this? It isn't hype — it's hard infrastructure. This surge in demand on Dwarka Expressway is largely fuelled by major infrastructural developments, including enhanced road connectivity, the cloverleaf junction, and the 3.6-km 8-lane tunnel offering faster access from Dwarka Expressway to IGI Airport and key commercial hubs — significantly boosting the area's appeal for prospective homebuyers as well as investors. Translation: what used to be a 45-minute slog to the airport is now a quick, tunnel-assisted hop — and buyers are paying up for that convenience.
Industry voices back this up. Ashok Kapur, Chairman of Krishna Group and Krisumi Corporation, said, "Gurugram's housing market continues to thrive and the significant rise in prices seen in last two years is a clear indication of robust demand from both end users and investors." He added that the emergence of Dwarka Expressway as the most sought-after location for premium properties reaffirms the fact that locations with greater connectivity and robust infrastructure consistently remain the preferred destination for real estate activity.
And the government is catching up too. The Gurugram administration's proposed collector rates for 2026-27 show just how officially recognised this growth corridor has become. The sharpest increase has been recorded in Sectors 104–115 along the Dwarka Expressway, under Kadipur and Harsaru tehsils, where residential plot rates have risen by nearly 62 per cent to 67 per cent, from approximately Rs 40,000 – Rs 44,000 per square yard to Rs 66,125 – Rs 70,000 per square yard. Flat rates in group housing societies have moved just as sharply — circle rates for flats in group housing societies in this belt have also jumped significantly, from around Rs 4,200 to Rs 7,000 per square foot.
For homebuyers, the takeaway is straightforward: this isn't a speculative spike waiting to correct — it's a structural re-rating tied to real, delivered infrastructure. Longer-term data backs the durability of the trend too, with 99acres reporting that flat rates in the corridor have moved sharply over multiple years, not just months. If you're a young professional or first-time buyer who's been sitting on the fence about Dwarka Expressway, the math is getting less forgiving the longer you wait — and developers with active projects along this stretch, like Smart World's One DXP in Sector 113, are among the direct beneficiaries of this connectivity-led re-rating.
