A confirmed Metro extension of the Blue Line corridor from Dwarka Sector 21 towards Kherki Daula, slated for the 2026–27 window, will finally give the expressway sectors a direct rail link into Delhi. Once operational, this metro link will directly connect Dwarka Expressway to the Delhi Metro network, closing one of the corridor's last major infrastructure gaps.
The route itself is designed for the areas that need it most. A dedicated 1.85 km spur off the main Gurugram Metro loop is being built specifically to serve the Dwarka Expressway, with a station planned right at Sector 101, close to the Kherki Daula end of the road. Interestingly, the site wasn't the original plan — it was originally meant to house a depot, but the plan shifted once engineers flagged waterlogging risk in the area, and the site was freed up for the station instead. As of early 2026, construction on this stretch of the loop is active, with piling and pillar work underway, and GMRL has talked about a 2027 target for the wider loop, though the exact timeline for the Basai spur remains provisional.
Why does a single metro spur matter so much to buyers? Because residents in Sectors 99 through 103 would be within a short drive of a station on their own road for the first time — a level of last-mile access the corridor has never had, despite housing some of Gurugram's newest luxury towers. Add to this the Blue Line's existing terminus at Dwarka Sector 21, already a dual-line hub interchanging with the Airport Express Line, and the corridor effectively gets bookended metro access from both Delhi and Gurugram sides.
The price story here isn't speculative — it has precedent. Prices along Dwarka Expressway rose from roughly ₹9,400–₹9,500 per sq ft in 2020 to around ₹18,500–₹19,000 per sq ft by 2024–25, an appreciation cycle driven primarily by the expressway itself opening in stages. Industry analysts now expect the metro to trigger a second such cycle. Multiple market reports peg the additional upside at Sectors 102, 103, 104, and 109 are expected to see an additional 15-20% price appreciation once metro operations begin, layered on top of the corridor's five-year run of roughly 151% price growth per 99acres data.
It's not just the metro. The extension is arriving alongside a broader infrastructure push — GMDA's roughly ₹3,500-crore roadmap for FY 2026–27 covering roads, flyovers and water systems, plus an elevated Southern Peripheral Road connecting the corridor to NH-48. Sectors 102, 103, 104, 106, 109 and 112 along the expressway, plus the SPR and Golf Course Extension Road sectors, are positioned to gain the most from improved access and the metro extension. That combination of transit, road capacity and social infrastructure — schools, hospitals and retail have all followed the residential boom — is what separates this corridor's growth story from a purely speculative one.
For buyers, the takeaway is timing. Real estate cycles tied to infrastructure tend to reward those who commit while a project is confirmed but not yet operational, since the steepest appreciation tends to happen between the credible-announcement stage and the operational stage. With piling work already underway at Sector 101 and the wider Gurugram Metro loop targeting 2027, the window between 'confirmed' and 'running' is the one serious buyers are watching most closely right now.
