Where Pune's automotive powerhouse meets riverside calm on the Mumbai-Pune Expressway.
Explore NowThe Talegaon-Chakan Belt sits between two of Pune's most productive industrial zones, and that identity shapes everything about it. The area is part of the rapidly industrializing Chakan-Talegaon belt, known for its automotive and manufacturing hubs, which has spurred steady urban development. Global and Indian majors have anchored factories here, with Chakan MIDC alone housing automobile plants like Volkswagen Group, Daimler-Benz, Mahindra & Mahindra, Jaguar Land Rover, Bajaj Auto, General Electric, etc.
Despite this industrial muscle, the belt remains genuinely affordable next to core Pune. With an average price of Rs. 4,289 per sq ft, the area remains relatively affordable compared to central Pune, while promising strong appreciation potential due to ongoing urbanization and industrial growth. Recent market data backs this up strongly, with select well-located townships within the Talegaon belt having logged appreciation of 80-90 per cent over the past five years, and analysts expecting further upside as infrastructure completes.
Beyond the numbers, this belt offers a lifestyle edge few peri-urban corridors near Pune can match. Sitting at a higher elevation than central Pune, it enjoys cooler temperatures, cleaner air, and an abundance of greenery, with the scenic Indrayani River and surrounding hills adding to its charm. Big-ticket employment news keeps validating this growth story too — FoxConn, one of the world's largest electronics manufacturing companies, is planning to set up a manufacturing unit here spread over 1500 acres, likely to create at least 50,000 jobs.
Government investment is now catching up with demand. The Maharashtra State Infrastructure Development Corporation has received cabinet approval to upgrade the 53.2-km Talegaon-Chakan-Shikrapur corridor into a four-lane elevated highway and a six-lane at-grade road, at an estimated cost of Rs. 3,923.89 crore. This, paired with the upcoming ring road, is why young professionals and first-time buyers are locking in here before prices catch up with Pune's saturated western suburbs.
The belt's biggest draw has always been its road, rail and highway network stitching together Mumbai, Pune and Nashik.
Despite its industrial character, the belt has built up genuine social infrastructure over the past decade — schools, hospitals, and retail are all within a short drive.
