Jewar Airport adds a new investment dimension to Yamuna Expressway real estate, supported by YEIDA sectors and expanding transit links, with YEIDA-led sector allocation, industrial activity, logistics hubs, and large-scale institutional proposals along the corridor. YEIDA has even opened up fresh land parcels for allotment - 973 residential plots near the airport were launched with prices fixed at Rs 36,260 per sq metre, spread across varied sizes ranging from 162 to 290 sq mt in sectors 15C, 18, and 24A.
Price trends confirm the momentum. Property values along the Yamuna Expressway corridor tripled between 2020 and 2025 according to a Square Yards report, with apartment prices nearly tripling and plot values rising by an average of 1.5x, with select micro-markets seeing up to 5x growth. Separately, average plot prices on the Yamuna Expressway surged from around Rs 1,100 per sq ft in 2020 to nearly Rs 3,000 per sq ft by 2025, with projections touching Rs 3,200 by 2027. With operations now live, experts forecast an additional 20-30% price rise along the corridor in 2026-2027.
For homebuyers, the appeal of Jewar isn't only the airport itself. Asia's largest greenfield airport project is expected to decongest Delhi's IGI, create over one lakh direct and indirect jobs, and turn the Yamuna Expressway corridor into NCR's next economic powerhouse. Add in the Film City, electronics hubs, logistics parks, and Phase 2-4 airport expansion planned through 2030-2040, and Jewar starts to look less like a speculative bet and more like a long-term address in the making.
Jewar's location on the Yamuna Expressway gives it direct, signal-free access to Noida, Greater Noida, and Agra, while a wave of new road and transit projects is closing the last-mile gaps to the airport itself.
While Jewar itself is still developing its own social infrastructure, established institutions along the Yamuna Expressway and near Pari Chowk in Greater Noida are within easy driving distance.
