Noida's stalled skyline rises again — proof trusted developers turn promises into possession.
Explore NowFor nearly a decade, the words "Jaypee Wish Town" were shorthand for everything that could go wrong with a real estate project. Launched in 2007 across sectors 128, 129, 131, 133 and 134 along the Noida-Greater Noida Expressway, the township was meant to deliver 32,000 flats by 2011-12. Instead, thousands of buyers watched their savings sit locked in half-built towers for over a decade as Jaypee Infratech spiralled into insolvency in August 2017. That story is now being rewritten. Mumbai-based Suraksha Group, after a bruising four-round bidding battle that stretched from 2018 to 2021, finally took control of Jaypee Infratech Ltd (JIL) on June 4, 2024, following an NCLAT ruling that upheld its resolution plan. On June 4, Suraksha Group took control of JIL following the insolvency appellate tribunal NCLAT decision on May 24, upholding its bid to acquire JIL.
The scale of the challenge was massive. Sources said Suraksha Group will require Rs 6,500-7,000 crore investment to complete nearly 160 residential towers across various projects. Of these towers, the construction work was going on in only 62 towers before the takeover by Suraksha Group, while activities on the remaining 97 towers were completely stalled. To fund the revival, Suraksha Group has infused Rs 250 crore in Jaypee Infratech Ltd (JIL) as equity and debt after taking control, and has also arranged a credit line of Rs 3,000 crore to ensure there is no paucity of funds for completion of all stalled projects. As part of the resolution plan approved by lenders, Suraksha Group identified 2,552 acre of land parcels for lenders of the bankrupt realty firm in accordance with the resolution plan. Interestingly, the project isn't starved of cash internally either — approximately Rs 10 billion in cash is currently available on Jaypee Infratech Ltd's balance sheet, accumulated from its real estate business and toll income from the Yamuna Expressway, connecting Greater Noida and Agra.
By April 2025, the revival plan had a concrete number attached to it. Suraksha Group-controlled Jaypee Infratech said it will invest around Rs 6,000 crore over the next three years to complete stalled housing projects, comprising 20,000 units, and assured homebuyers it would adhere to the deadline promised in the approved resolution plan. Of the towers needing work, JIL had to complete 159 towers comprising 16,500 units in Wishtown township at Noida, out of which the company had to do only finishing work in 62 towers.
The numbers on the ground have started moving. By January 2026, Suraksha Group said it had completed construction work on nearly 5,989 units across 63 residential towers in Noida's Wish Town township, and had already secured occupancy certificates (OCs) for 31 towers comprising 3,135 units. Momentum continued through the year — by August 2026, Suraksha Group had completed construction of 7,913 apartments across 84 residential towers at the Wish Town township, and had received occupancy certificates for 42 towers comprising 4,213 apartments. The company isn't stopping there; apart from the towers that have already received approvals, Suraksha Group has applied for occupancy certificates for another 26 towers comprising 2,229 apartments. Jash Panchamia, Executive Director of Jaypee Infratech, framed the effort clearly: the company's priority has remained the timely completion of projects while also improving infrastructure and the overall quality of life within the Wish Town township.
Registries — the final legal step before a buyer truly owns their flat — have also picked up pace. Industry trackers note that more than 1,100 registries are already done, which indicates that legal obstacles are well sorted out. However, buyers need to check tower-specific status carefully, since registry can be done only for towers which have an Occupancy Certificate, and under-construction towers currently only provide allotment rights.
It hasn't been an entirely smooth ride. Timelines have slipped for several blocks — Suraksha Group has pushed the possession deadline for residential units in Jaypee Wish Town from June 2026 to December 2028, though the company claims over 3,200 labourers are working across multiple towers. A phased schedule has since been shared with buyers: Pebble Court is slated for completion by June 2026, followed by Kensington Park by September 2026, Kosmos by October 2026, Klassic by November 2026, with Garden Isles and Krescent Homes targeted for December 2028. Legal accountability for the original delays has also caught up with the old management — in a related development, the Enforcement Directorate is probing the case under the Prevention of Money Laundering Act, 2002, with key actions including the arrest of former chairman and managing director Manoj Gaur in November 2025 and attachment of assets worth ₹400 crore.
For prospective buyers eyeing the corridor, pricing tells its own story of recovery-stage opportunity. Current rates in the township hover around ₹10,500 – ₹13,500 per sq. ft, a price gap expected to close as Suraksha completes the remaining 14,000-odd units by 2027-28, potentially leading to significant capital appreciation for current buyers. The broader lesson for NCR homebuyers is straightforward: due diligence on a developer's execution track record, RERA compliance, and financial backing matters more than ever before signing on the dotted line — a principle that guides every Smart World project delivered on schedule with full transparency.
The Jaypee-Suraksha turnaround is being closely watched across the NCR real estate industry as a test case for how insolvency-driven revivals can actually restore stalled townships to life. For homebuyers evaluating new launches in Gurugram, Noida, or anywhere in the NCR, the episode is a reminder to prioritise developers with strong balance sheets, consistent delivery records, and full regulatory compliance — the same fundamentals that continue to anchor Smart World's growing portfolio across Gurugram's most active corridors.
