Gurugram's smart-living disruptor gears up for its next big move: Pune.

Smartworld Developers initially focused on the NCR market with ergonomically designed homes and spaces for the millennial nuclear families - to live, work and play the 'smart' way, a formula it now plans to replicate in Pune's competitive micro-markets.
On the scale of its ambitions, the developer has been vocal about long-term plans that go well beyond its home market. On the long-term, the company intends to develop 25 million square feet of residential projects and will invest Rs 8,000-10,000 crore in Gurugram only. Pune's timing works in Smart World's favour. The city's housing market has shown consistent resilience even through periods of softer sales volumes. Pune recorded over 13,500 property registrations in a single month in 2025, reflecting sustained buyer interest. Residential prices increased by around 5 percent year-on-year in 2025, reaching an average of ₹5,016 per sq ft. This combination of steady end-user demand and gradual price appreciation is exactly the kind of stable, non-speculative market that new entrants look for before committing capital.
Micro-market selection will be crucial to how the Pune entry plays out. The key growth corridors in Pune for 2026 include Hinjewadi–Wakad, Kharadi–Wagholi, Talegaon–Chakan, and Hadapsar–Undri, all of which are driven by IT employment, industrial growth, or improving connectivity. Given Smart World's track record of picking well-connected, high-visibility locations in Gurugram — such as Golf Course Extension Road and Dwarka Expressway — industry watchers expect its first Pune project to target one of these established or emerging corridors rather than a purely speculative fringe location.
Company leadership has consistently framed this multi-city push as part of a deliberate strategy rather than opportunistic expansion. Aishwarya Bansal, co-founder of the company, said Smart World Developers will focus on developing projects keeping in mind the requirement of millennials, and that the company will develop across major cities of the country and will not restrict itself to the Gurgaon market. That millennial-first design philosophy — compact, amenity-rich layouts, smart-home integration, and lifestyle-driven clubhouses — is likely to be the template Smart World brings to its Pune debut.
For homebuyers, the entry of a well-capitalised, Rs 16,000-crore-portfolio developer into Pune adds another credible name to a market already crowded with regional and national players. It also validates Pune's positioning as a serious investment destination beyond the traditional NCR-Mumbai-Bengaluru axis.
