Pune's Ring Road is reshaping East-West property markets, one phase at a time.

The project is split into two major segments overseen by the Pune Metropolitan Region Development Authority (PMRDA): an eastern stretch of roughly 74 km and a western stretch of roughly 64 km, together connecting major highways such as Pune-Nashik, Pune-Mumbai, and Pune-Solapur to divert heavy traffic away from the city core and streamline access to the airport, IT parks, and industrial zones. First conceptualised by the Maharashtra State Road Development Corporation back in 2007, the road has weathered years of delays, but momentum has clearly returned. The Maharashtra government has accelerated work on the connected Inner Ring Road project too, with Deputy CM Devendra Fadnavis instructing officials to expedite land acquisition and complete remaining formalities within six to seven months.
Cost estimates have grown considerably since the project was first floated. What began as a roughly Rs 17,000 crore plan, with the Centre expected to fund about three-fourths of it, has since climbed to over ₹42,000 crore as scope and land costs expanded. On the ground, land acquisition for the western phase is nearly complete, while the state has allotted a budget of over Rs 10,000 crore for land acquisition on the eastern phase, where progress has historically lagged.
The impact is already visible in East Pune's premium pockets. Micro-markets like Viman Nagar, Kalyani Nagar, Koregaon Park, Kharadi, and Magarpatta currently average around Rs 7,900 per sq ft, a price point that has made these eastern pockets slightly unaffordable and has shifted the focus of potential homebuyers to West Pune. Separately, premium east Pune projects have touched Rs 14,500 to over Rs 22,000 per sq ft in luxury blocks, pushing middle-class buyers toward more affordable emerging zones in the west and south-west.
West Pune is where the Ring Road's early momentum is translating fastest into price movement. The western stretch through Hinjewadi, Chakan, Mulshi, and Urse is furthest along in construction, and micro-markets like Pirangut are still priced between Rs 4,000 and Rs 4,500 per sq ft, with real estate analysts forecasting that regions along the Ring Road, particularly Pirangut and Hinjewadi Phase 3, could see property prices rise by 20-25% over the next three to five years. Bhugaon, another western pocket, is reportedly already up 25-35% from 2022 levels as land acquisition and construction progressed.
Industry veterans point to a familiar pattern. When the Mumbai-Pune Expressway opened, localities along its stretch saw property values rise by an estimated 20-40% within a few years, and the Katraj Bypass produced a similar effect for south Pune. Analysts tracking the Ring Road expect history to repeat, commonly citing 20-30% appreciation over three to five years for localities within 2-5 km of the completed stretches. A recurring takeaway from market watchers: prices typically rise fastest during construction, not after completion, meaning early-stage investment once land acquisition is finalized and construction visibly begins tends to outperform waiting for the ribbon-cutting.
For homebuyers, the practical advice is to weigh proximity against phase progress. The western corridor is the more mature bet today, while eastern and southern phases remain earlier in the pipeline and carry more execution risk. RERA registration and verified land titles remain essential, especially in peripheral zones where speculative pricing can run ahead of actual construction progress. As Pune's road network expands, the city's residential corridors are being redrawn in real time, and buyers who track phase-wise progress closely stand to benefit most.
