Analysts tracking the wider Ring Road corridor echo this trajectory, noting that peripheral areas such as Pirangut, Wagholi, and Talegaon have low entry costs with high long-term appreciation potential, suiting first-time buyers priced out of Kharadi or Baner.
The industrial backbone of the region adds another layer of demand. Chakan and Talegaon leverage Pune's industry belt, witnessing development as low-cost residential belts due to logistics and manufacturing employment in the region. As MIDC clusters expand and the elevated corridor shortens travel time to Chakan and Shikrapur, Talegaon is increasingly positioned as a live-work address rather than a purely peripheral one.
