Pune, long considered one of India's most resilient housing markets, just posted a number that turned heads across the real estate industry. Pune recorded 13,090 housing sales in Q2 2026, down from 15,410 units in Q2 2025, marking a 15% year-on-year decline, the steepest among India's top seven residential markets. The contrast is stark when you look at the broader top-7 city numbers. India's residential real estate market saw a moderation in demand during the second quarter of 2026, with housing sales across the top seven cities declining by 6 per cent on a year-on-year basis, with nearly 90,715 housing units sold compared to over 96,285 units during the same period last year. Of the top cities, only Kolkata, Hyderabad and Bengaluru respectively saw 10%, 2% and 1% yearly sales increases in Q2 2026, which means Pune wasn't just lagging — it was actively bucking the trend in the wrong direction while a few cities managed to grow.

So what's driving Pune's slump? According to Anarock, it isn't one single factor. The first is the impact of geopolitical uncertainty — the West Asia conflict affected overall economic confidence, causing many prospective homebuyers to postpone large financial commitments even though housing demand fundamentals remained intact. The second is uncertainty surrounding employment within Pune's technology-driven economy, as one of India's largest IT and ITeS hubs, where buyers have adopted a more cautious approach amid discussions around AI-driven workplace changes and hiring trends, with many salaried professionals delaying purchase decisions until they have greater visibility on future income stability. Given how deeply Pune's homebuyer base is tied to salaried IT professionals, this employment-linked hesitation appears to be hitting the city harder than most.

What's notable is that the slowdown hasn't come with a corresponding price correction. Importantly, ANAROCK does not characterise this as a broad housing market correction — residential prices across many projects continue to rise because land costs, construction expenses, and developer pricing remain firm. This is echoed by independent market trackers too: the Pune real estate market is currently characterized by a steady appreciation in property values, with the average asking rate reaching ₹12,950 per sq ft by March 2026, underpinned by consistent demand across both established central hubs and emerging corridors. In other words, fewer transactions are happening, but sellers and developers aren't budging on rates.

Developers on the ground are also pushing back against the idea of a deeper slowdown. Despite the slowdown in sales, developers in Pune remained optimistic — CREDAI Pune President Manish Jain said housing demand continues to remain healthy and that no major slowdown is expected, adding that employment-driven locations such as Hinjewadi, Wakad, Kharadi and Mundhwa continue to perform well due to sustained demand from professionals. At the group level, chairman Anuj Puri frames the current phase as one of rebalancing rather than retreat: "These readings are along expected lines, as the Middle East war's impacts on the entire sector were all too obvious. Reasons aside, what we have currently is a more balanced housing market where new supply is catching up with absorption as sales growth moderated across most top cities. Notably, the most sales growth now is in premium housing, GCC-led employment hubs, and infrastructure-driven corridors."

For homebuyers, this creates an unusual window. Prices in Pune aren't falling, but with fewer buyers competing for the same inventory, there's more room to negotiate and more project choice than there's been in a while. For financially prepared buyers, the current market may offer more project choices and stronger negotiation opportunities — though purchasing decisions should be based on affordability, loan eligibility, and long-term goals rather than expectations of a significant short-term price decline. Micro-markets tied to employment and infrastructure growth remain the safest bets: the Pune Metro's Line 3 from Hinjewadi Phase 3 to Shivajinagar — reducing commute times from up to two hours to approximately forty minutes — has already pushed properties within 500 metres of metro stops to 15 to 20% above-average appreciation rates.

The bigger takeaway is that Pune's dip looks more like a pause than a peak. Sales volumes have softened on the back of global and sector-specific anxieties, but the underlying demand drivers — IT employment, education, manufacturing, and infrastructure upgrades — haven't gone anywhere. Buyers who were waiting for a discount may be disappointed; buyers looking for a calmer negotiating table and wider project choice, on the other hand, may find 2026 an unexpectedly good year to move.
