Aqua Line extends to Cuffe Parade—33.5 km of seamless South Mumbai connectivity.
Explore NowOn 9 October 2025, Aqua Line's further extension to Cuffe Parade was inaugurated and is now fully operational. This marks a major milestone for Mumbai's transport infrastructure. The entire Mumbai Metro Line 3, or Aqua Line, is now completely operational. On October 8, 2025, Prime Minister Narendra Modi formally opened the final stretch of the queue.
Mumbai Metro's Line-3 (Aqua Line) is a 33.5 km operational metro line with 27 stations connecting Cuffe Parade – BKC – Aarey JVLR. It is the city's first totally subterranean metro line, with 26 of 27 underground stations. Unlike standard transit stations, the facility was planned as a multi-use transit hub to maximize non-fare box revenue and enhance public utility. The underground station integrates a large open-to-sky sunken plaza into its entrance layout, which serves as a public gathering space and facilitates pedestrian movement.
For commuters, the impact is transformative. Once fully operational, the underground corridor will connect the city's key industrial hubs, financial districts, religious landmarks, and cultural attractions, majorly cutting down travel time for lakhs of daily commuters. It significantly reduces the travel time between northern and southern Mumbai. Furthermore, it reduces pressure on the city's suburban rail network and congested highways.
The route directly links South Mumbai's commercial belt of Cuffe Parade, Churchgate, and Fort with Bandra-Kurla Complex (BKC), the city's emerging financial hub. This connectivity has immediate implications for real estate. Properties within 1 km of metro-3 (Aqua Line) stations have seen price jumps of 10–20%, according to market reports. Property prices within a one-kilometer radius of Aqua Line stations have reportedly increased by 10 to 20 percent, with overall appreciation in certain micro-markets reaching 30 to 40 percent since 2021.
The metro route serves 1.6 million passengers every day. The ₹13,235 crore project is a joint venture between the Government of India and Maharashtra, with 57.2% funding from Japan's JICA. Industry experts emphasize that this isn't merely a transport solution. The Aqua Metro Line 3's biggest impact on the real estate market is the potential growth and development in the surrounding areas. This growth and development not only enhance connectivity but also increase the value of real estate properties in these areas.
