Kartikeya Sharma, Associate Principal Partner at Square Yards, noted that the 2026 revision reflects a clear shift toward market-aligned pricing, with circle rate increases ranging from 15-75% across Gurugram — key growth corridors like Dwarka Expressway and Southern Peripheral Road seeing hikes of up to 75%, emerging residential sectors seeing 30-45% appreciation, while established locations like Sector 29 recorded more moderate increases of around 15%. In other words, the fastest-growing corridors of the last five years are also the ones the government now recognizes as having caught up to real market value.
For everyday buyers, this translates into a more balanced and less frantic year ahead. Industry consultants suggest buyers may get more time to choose the right property, while investors can focus on long-term value instead of quick gains, with homebuyers having more time to choose the right property without rushing. That said, nobody is predicting stagnation — prices are expected to rise slowly or stay stable in most areas, and developers may offer better deals, payment plans, or timely project delivery as competition for genuine end-users intensifies.

Some forecasts point to measured appreciation through 2030, with long-term values possibly stabilizing at 10-15% annual growth, supported by the urban vision for smart cities, while other analysts echo similarly, forecasting 10-15% annual property appreciation in Gurgaon's premium sectors, driven by infrastructure projects like Dwarka Expressway. Corridors near completed or near-complete infrastructure — Dwarka Expressway, Southern Peripheral Road, and Golf Course Extension Road — remain the ones experts flag most consistently as offering continued upside.
For homebuyers evaluating Gurugram in 2026, the takeaway is straightforward: this isn't a market to fear missing out on, nor one to rush into blindly. It's a market that rewards research — comparing micro-markets, checking developer track records, and understanding which corridors still have infrastructure catch-up ahead of them.
