Gurugram's Ring Metro Is Finally Rising

After more than a decade of planning, delays, and cancelled tenders, Gurugram's own metro expansion is visibly moving off paper and onto the ground. The 28.5-km ring line connecting Millennium City Centre (formerly HUDA City Centre) to Cyber City via Old Gurugram is now in active construction, and for homebuyers eyeing property along this corridor, the pace of recent updates matters as much as the eventual opening date.

The project, being executed by Gurugram Metro Rail Limited (GMRL), creates a 28.5 km loop designed to connect the existing Millennium City Centre back to Cyber City, with the main line spanning 26.65 km and a 1.85 km spur to the Dwarka Expressway, all 27 stations elevated. The alignment threads through some of Gurugram's busiest addresses — Sector 45, Cyber Park, Sector 46, Sector 47, Sector 48, Technology Park, Udyog Vihar Phase 6, Sector 10, Sector 37, Basai, Sector 9, Sector 7, Sector 4, Sector 5, Ashok Vihar, Sector 3, Krishna Chowk, Palam Vihar Extension, Palam Vihar, Sector 23 A, Sector 22, Udyog Vihar Phase 4, and CyberHub — effectively bridging Old Gurugram with the New Gurugram business belt for the first time.

Construction is no longer a future promise. Phase 1, covering the 15.2 km stretch from Millennium City Centre to Sector 9, is under active construction, with over 900 pillars being cast. The bhoomi pujan ceremony was conducted on 5 September 2025 by CM Nayab Singh Saini and Union Minister Manohar Lal Khattar, with the civil contract for Phase 1 awarded to the DBL–RBL joint venture for ₹1,503 crore and a 30-month construction timeline. On the ground, foundation work is visible at Sector 45 and Subhash Chowk, and officials expect U-girder launching to begin by the end of August 2026 on other sections, though a 2.2-km stretch has seen utility-shifting delays.

Phase 2 — the more anticipated half for Cyber City-bound commuters — is moving through the tendering pipeline. Phase II will extend the metro from Sector 9 to Cyber Hub, covering about 13 km, backed by a ₹1,409-crore World Bank loan against an estimated project cost of around ₹2,700 crore, with the tender currently under evaluation by GMRL and HMRTC officials. Design work for the full corridor was finalised after multiple rounds of bidding; SYSTRA was declared as the lowest bidder in July after four rounds of bidding for the Detailed Design Consultant contract.

One notable course correction: the originally planned spur to Gurugram Railway Station has been decoupled from the main project. The World Bank advised GMRL to separate the 1.8 km Gurugram Railway Station spur into a standalone project to allow deeper social and environmental impact assessment without delaying the main 28.5 km corridor, with feeder services and skywalks providing interim railway station connectivity.

On cost and funding, this is an unusual metro project by Indian standards. The project is pegged at Rs 5,452.72 crore, with Haryana paying roughly Rs 4,556 crore of it against the Centre's roughly Rs 896 crore — making it a largely state-funded project. The Union Cabinet had earlier cleared the line with an estimated cost of around Rs 5,450 crore, a project Union Minister Piyush Goyal said is expected to generate employment for around 17 lakh people.

For homebuyers, the real story is ridership and reach. Daily ridership is projected at 5.4 lakh by 2026, growing to over 7.2 lakh by 2031, positioning this corridor as a genuine alternative to car commutes across Old and New Gurugram. Completion of the full loop is targeted for a mid-2027 target for the full 28.5 km loop, though Phase 2 tendering timelines suggest actual commissioning could slip toward late 2027 or beyond. Industry watchers have flagged the history of delays on this project — while the line holds tremendous promise for Gurugram's future, it has faced significant delays, with construction expected to commence no earlier than 2026, raising concerns among stakeholders about the timeline — a caution worth keeping in mind even as ground-level progress accelerates.

For homebuyers scouting Gurugram, proximity to under-construction metro stations along Sector 9, Sector 37, Palam Vihar, and the Cyber City end of the corridor is increasingly a live consideration in project selection, alongside established micro-markets like Dwarka Expressway and Southern Peripheral Road that already sit close to planned interchange points.
