Gurugram's ring metro rises, linking Old and New Gurugram and reshaping property values along the
Explore NowGurugram's long-awaited metro overhaul is finally moving from paper to pillars. The Union Cabinet approved Metro Connectivity from HUDA City Centre to Cyber City with Spur to Dwarka Expressway, Gurugram covering the distance of 28.50 km having 27 stations on the route, at a total completion cost of Rs.5,452 crore. Until this approval, there was no metro line in Old Gurugram, which meant sectors housing a large share of the city's population had zero rail access despite Gurugram's status as a top luxury property market.
The alignment itself is designed to stitch the city together. The line will be a standard gauge line of 1435 mm, the entire project will be elevated, and a spur from Basai village has been provided for connectivity to the depot. On the ground, this translates to a corridor running from Millennium City Centre through Old Gurugram to Cyber City, with a short spur branching off toward Dwarka Expressway — directly serving the New Gurugram micro-markets that have seen the fastest residential launches over the past three years. The project is also built for future-proofing: the route will include interchanges with the Delhi Metro's Yellow Line and Gurugram's Rapid Metro, as well as an interchange with the Delhi-Dharuhera RRTS line at Cyber City and Hero Honda Chowk.
Construction has visibly picked up pace through 2026. Civil construction is actively underway on Phase 1 of Gurugram's own metro — the 15.2 km stretch from Millennium City Centre to Sector 9, with over 900 pillars being cast, and the contract went to a Dilip Buildcon and RBL joint venture. The second leg is now catching up: Phase 2, covering Sector 9 to Cyber City, went to tender in early 2026, with planners targeting a mid-2027 target for the full 28.5 km loop. Ridership modelling backs the scale of the investment — daily ridership is anticipated to touch 5.34 lakh in 2026 and go up to 7.26 lakh by 2031.
Funding has been another key milestone this year. Reports indicate the project is set to receive a major international funding boost, with Gurugram Metro to get ₹2,800 crore World Bank funding by July-end, a step that is expected to accelerate the pace of tendering and construction across the remaining stretches. The Department of Economic Affairs is set to review the proposal, and approval at this stage will unlock funding and accelerate construction. On the institutional side, the project is implemented by Haryana Mass Rapid Transport Corporation Limited, set up as a 50:50 Special Purpose Vehicle of the Government of India and Government of Haryana.
For homebuyers, the real question is what this means for property values. Analysts tracking the corridor point to a clear pattern: property values are projected to rise by 15% to 20% in locations along the new metro corridor, including areas like Southern Peripheral Road, Dwarka Expressway, and New Gurugram. This mirrors how infrastructure-led appreciation has historically played out in Gurugram — metro connectivity has increased demand for both residential and commercial properties, as buyers actively seek homes near metro stations for shorter travel times. Real estate advisors also note that commercial demand tends to follow: businesses prefer locations with efficient public transport because employees and customers can access them more easily.
The corridor is also unlocking previously overlooked pockets of the city. The ongoing metro expansion is opening up new areas for real estate development that were once considered distant or underserved, with emerging hotspots like Sector 67, Sector 82, and New Gurugram driving growth as families look for connectivity to business districts and social infrastructure. This is precisely the belt where Smart World has built its Gurugram portfolio — Smartworld One DXP sits on Sector 113 along Dwarka Expressway, close to the spur line, while Smartworld Sky Arc occupies Sector 69 on Southern Peripheral Road, both squarely inside the zones flagged for appreciation once the ring corridor goes live.
For anyone evaluating a purchase near this corridor, the guidance from market watchers is consistent: track construction milestones station by station rather than betting on the full 28.5 km opening at once, since phased commissioning is standard for projects of this scale. For investors, it helps to identify sectors and stations likely to open early, visit sample properties near proposed stations, and check local infrastructure, while real-estate buyers should assess long-term potential over 5-10 years rather than immediate returns. With pillar work already visible on the ground and Phase 2 tenders opening in 2026, the HUDA City Centre-Cyber City line is shifting from a policy announcement to a construction reality that homebuyers can factor into their decisions today.
