DIAL's New Master Plan Proposes Dwarka Expressway Extension to Mayapuri
A fresh master plan is turning heads across Delhi-NCR's real estate circles. A significant proposal to extend the eight-lane Dwarka Expressway further into Delhi has been drafted, aiming to significantly ease the persistent traffic congestion faced by millions of commuters traveling between the national capital and Gurugram. The plan, drafted by Delhi International Airport Limited, is being seen as a potential game-changer for one of NCR's busiest commuter corridors.
The root of the problem is well known to anyone who drives this stretch daily. The ambitious traffic master plan, conceptualized by Delhi International Airport Limited (DIAL), seeks to address severe traffic bottlenecks near Mahipalpur and the Indira Gandhi International (IGI) Airport, as the expressway converges with the Delhi-Jaipur Highway (NH-48), often leading to considerable delays. The scale of the daily grind is stark: traffic at this critical junction is frequently disrupted, causing motorists to endure delays, sometimes extending up to 20 minutes within the expressway's three-kilometer tunnel.
Under the proposed fix, the Dwarka Expressway will be extended to connect directly to the Mayapuri Ring Road, allowing commuters to bypass the heavily congested Mahipalpur area entirely. For anyone commuting between Gurugram and central or west Delhi, this could mean skipping the single most notorious choke point on the entire route. As one report put it, if the extension is approved, vehicles may get a direct route towards central Delhi without entering the worst traffic bottlenecks on NH-48.
The Mayapuri link isn't a standalone idea — it's part of a much bigger package. The plan includes several key infrastructure upgrades, such as constructing a new flyover to connect the expressway from Rezangla Chowk, building the Rangpuri bypass, extending the Urban Extension Road-II (UER-II) and Barapulla elevated road, plus a new link road connecting Talkatora directly to Barapulla and development of the 'Greater Southern Peripheral Road' in Gurugram. On the public transport side, the Delhi-Alwar RRTS corridor is expected to improve fast regional travel between Haryana and Delhi NCR.
Gurugram isn't waiting on Delhi to move first, either. The Gurugram Metropolitan Development Authority (GMDA) has prepared a Rs 52-crore plan for the comprehensive renovation of a 9-kilometer stretch from Basai village to IFFCO Chowk, via Maharaja Agrasen Chowk, including road repairs, new footpaths, and improved drainage systems, currently awaiting final approval from the High-Powered Works Committee. Together, these local and cross-border upgrades are expected to substantially enhance connectivity for residents residing in nearly 100 sectors and numerous housing societies across Gurugram, and are projected to significantly alleviate travel times and reduce congestion for a large segment of the population in the Delhi-NCR region.
It's important for homebuyers to keep expectations grounded, though. This is still a proposal, not a sanctioned project. High-level meetings are underway to finalize the financial and strategic approvals for this expressway extension, and industry commentary is clear that the extension is still at the proposal stage, with funding and approvals still under discussion as of mid-2026.
What's not in doubt is how far the corridor has already come. That live, functioning infrastructure has already reset how buyers assess the market.
